Job Summary and Qualifications As the Senior Real Estate Transaction Manager, you will manage real estate transaction activities in assigned territory including lease/purchase/sale transactions, and condo sale/purchase transactions. You will manage site selection processes including initial site search utilizing an outside broker, then manage all due diligence activities including zoning/rezoning, site plan approval and entitlements before closing on the land. Sites include hospitals, FSED's, MOB's, ASC's, and CareNow urgent care facilities. You will act as team leader for all HCA MOB development systemwide. This includes managing HCA's MOB pipeline of on-and-off balance sheet MOB's, negotiating development documents with third‑party developers for off balance sheet MOB's, and negotiating and managing architectural/AIA contracts for on‑balance sheet MOB's. You will implement MOB feasibility studies, work with hospital and CAMS planners on MOB site location, engage parking studies, parking deck analysis, determine hospital and PSG space needs, independent third‑party physician space needs, and analyze existing campus vacancy to properly size the new MOB. You will prepare approval deck for senior/executive level approvals, including project budget and NPV analysis, and interface with various HCA Healthcare corporate departments and division management teams, executive leadership, and local hospital administration. Job Responsibilities Engage fair market value (FMV) studies as a basis for lease/purchase/sale/condo transactions and/or ground leases. Negotiate directly or through a broker the buy/sell/lease terms with the seller/buyer/owner. Engage internal and external real estate counsel to draft purchase or lease transaction documents. Initiate lease terms approval form (LTAF) to secure all appropriate approvals to proceed with the transaction. Negotiate terms of new MOBs with third‑party developers. Maintain MOB design standards. Prepare MOB slide deck and approval package for distribution to executive level management, including the company CEO. The package includes project budget, NPV analysis, and premium for third‑party development. Engage and lead a team of consultants (architects, engineers, zoning attorneys, traffic engineers) in site plan approval, zoning/rezoning, and entitlement processes through the local authority having jurisdiction (AHJ), all prior to closing on the land. Liaise with internal departments such as Design and Construction, CAMS, and hospital and division teams. Job Requirements Bachelor's degree is required. 7+ years of experience in a leadership role is required.
