Maintenance Technician

Responsibilities Perform independent technical maintenance repairs to plumbing, electrical, heating, air conditioning, appliances, and any other aspect as needed. Perform apartment turnover maintenance within three to five business days, completing the turnover checklist. Turnover maintenance includes installing blinds, changing filters, replacing bulbs, replacing drip pans, replacing door stoppers, caulking, and other miscellaneous repairs as needed. Common-area maintenance: sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows, etc. Monitor building exterior for issues with roof, siding, shutters, and other external elements. Help maintain an effective preventive maintenance program for the area of responsibility. Assume primary responsibility for the safe condition of all equipment or structures in area of expertise. Enter newly purchased tools or equipment into inventory. Keep work area clean and orderly. Observe all safety rules. Qualifications Valid driver's license with an acceptable driving record and proof of automobile insurance coverage. HVAC certification preferred. Experience and knowledge in plumbing, electrical, HVAC, and appliances. Ability to lift heavy objects. Ability to communicate clearly with residents. Ability to work cooperatively and in a teamwork environment. Willingness to work on-call hours. Skills, Knowledge & Abilities Effective time-management skills and attention to detail.
