Community Manager - The Vinoy at Innovation Park

Job Overview The Vinoy at Innovation Park seeks a Property Manager to oversee day-to-day operations, lead a team, manage financials, and ensure compliance with company policies, fair housing, ADA, and other applicable laws. Responsibilities Provide input into the property budget by analyzing financial statements, marketing information, and operational reports. Achieve targeted revenues by setting rent rates, collecting rent and fees, making bank deposits, and preparing monthly financial status reports. Approve invoices from vendors, contractors, and service providers; reconcile work performed, verify certificates of insurance, code charges to the appropriate Chart of Account, and manage communication among vendor/contractor, accounting, and owner. Control expenditures within the approved budget and manage the petty cash fund. Oversee the lease enforcement process: approve resident applications, discount and renewal leases, conduct periodic apartment inspections, follow notice requirements, evict residents, and collect late fees and other charges. Gather, analyze, and interpret current market and economic trends; implement short- and long‑range marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and resolving service issues. Ensure the maintenance team complies with company standards for resident service requests. Conduct regular property inspections and take appropriate actions to maintain safety, cleanliness, and appearance of the property, grounds, buildings, and amenities. Supervise property staff, including interviewing, hiring, orienting, training employees, and managing their performance in accordance with company policies, values, and business practices. Assist in managing the client/owner relationship by meeting owners, conducting property tours, providing updates, and responding to owner requests. Qualifications & Skills Bachelor’s degree from an accredited college or university (preferred). 4‑6 years of relevant experience in property management, sales, marketing, or customer service, demonstrating the ability to manage day‑to‑day operations, resolve complaints, maintain financial records, coordinate team work, and increase sales revenues. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict‑resolution, and customer‑service skills. Detail‑oriented, self‑motivated, independent leader, and collaborative team member. All required licenses and certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on the property. Proficiency in Internet, word processing, spreadsheets, and database management programs. Strong proficiency in property‑management software (preferably Entrata, Yardi, or OneSite).
