Overview We are seeking a Qualified Maintenance Supervisor (108 units) in Rainbow City, AL. The supervisor will lead and develop our maintenance team, having a strong understanding of mechanical and technical work and excellent leadership and communication skills. Tools and transportation required. We encourage employee growth opportunities. Responsibilities HVAC trained and certified Skilled in all aspects of maintenance: plumbing, electrical, appliance repair, carpentry, pool Oversee, manage and direct all maintenance employees, procedures and operations Train new employees in maintenance work processes and safety procedures Perform evaluations of employees to ensure quality of work Record and track daily progress of maintenance team Communicate daily with the Property Manager Help create and adhere to maintenance operation budget Ensure maintenance shop is kept clean and organized Manage proactively a critical parts list in maintenance shop Maintain vendor relationships and order maintenance supplies as needed Authorized to work in the US Direct and oversee all daily maintenance activities including delegation of tasks, manage overall maintenance programs of the property, and implement/supervise preventative maintenance Ensure completion of work orders within 24 hours and make‑ready turnaround in a timely manner Work hands‑on as required or directed by Property Manager Benefits Full benefits package including Medical, Dental & Vision, 401K with employer match, employer paid life and long-term disability insurance, PTO (paid time off), and holiday pay.
