Residential Lease Administrator

Edgewood Properties, founded in 1992, is a leading real estate development and property management company with headquarters in New Jersey. We are experiencing rapid portfolio growth across the nation and are seeking a Residential Lease Administrator for our multi‑family portfolio. Move‑Ins Check pending tasks daily to confirm upcoming move‑ins. Verify that all applications are complete, residents have passed screening, and income has been calculated properly. Ensure lease offers comply with approved market rents and concession memo. Generate lease documents for signature. Verify renters insurance and other required items for new move‑ins. Confirm files are complete and accurate before execution and upload. Scan documents into RealPage. Double‑check all move‑in activity in RealPage, including dates, lease dates, recurring charges, concessions, fees, deposits, and prorates. Identify and correct pending adjustments due to any move‑in errors. Maintain move‑in audit spreadsheets. Renewals Check pending tasks daily to confirm upcoming renewals. Run lease expiration detail report and generate renewal pricing monthly. Run reports for prior periods to catch and generate pricing for short‑term leases. Email all renewal offers. Follow up with sites weekly regarding renewal policy and accountability. Update offers as necessary based on negotiations. Generate lease documents for signature. Verify renewal documents—including updated income verification, renters’ insurance, signed leases, and addendums—have been signed and scanned into RealPage. Double‑check all renewal entries in RealPage, including dates, charges, concessions, fees, deposits, and prorates. Identify and correct pending adjustments due to any renewal errors. Maintain renewal audit spreadsheets. Move‑Outs Mail out all FAS for former residents (prepare labels, stuff envelopes, post office runs). With balances – Enter former resident debt in the spreadsheet for legal. Update activity with tracking info in RealPage. With refunds – Update activity with tracking info in RealPage. Reporting Follow up with site offices and keep 30‑60‑90 report updated. Accounts Receivable Assist the Accounts Receivable team with ledger reconciliations for move‑in fees, renewal fees, and short‑term premiums. Proficient analytical skills, ability to investigate and problem‑solve. Proficient communication and interpersonal skills, including written, verbal, and listening skills. Ability to use accounting software, word processing, spreadsheets, and related applications. Detail‑oriented and able to complete tasks accurately under time pressure. Positive attitude and commitment. Previous Experience Desired Minimum of 3 years of relevant work experience. Education Desired BA/BS degree or equivalent practical experience.
