Affordable Housing Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure staff performance through ongoing training and guidance; manage schedules and assignments. On-site leadership: oversee daily operations, ensure compliance with company policies and procedures, safety, and fair housing guidelines. Financial Management: strive to achieve the highest net operating income through cost controls and revenue/leasing improvements; develop operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely financial reporting and property closeout. Strategic Leasing Management: develop yearly marketing plans, implement effective leasing strategies, ensure lease signings, and maintain accurate reporting systems. Resident relations: address complaints and requests to ensure resident satisfaction; develop and implement resident retention programs. Administrative & Maintenance Management: ensure accurate leasing reporting; lead emergency response on-site; monitor service request turnaround; maintain property appearance and complete timely repairs; plan and manage property resources, equipment, and supplies; oversee maintenance, construction, and rehabilitation activities to ensure quality and expediency. Education/Experience High School Diploma or equivalent; Bachelor’s degree preferred; or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Ability to perform on-site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly stand, use hands, reach, talk, and hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl; occasionally lift and/or move up to 25 pounds. License/Equipment Must have reliable transportation due to the on-call/emergency responsibility. Salary and Benefits Salary Range: $60,000 per year to $70,000 per year.
