Position Summary  

The Maintenance Technician keeps the hotel’s guest rooms, public areas, equipment, and grounds safe, working, and presentable. This role handles electrical, plumbing, drywall, texture, and painting repairs, as well as basic HVAC work, with a focus on keeping rooms in service and guests satisfied.

Essential Duties and Responsibilities

Electrical

• Repair or replace outlets, switches, GFCIs, light fixtures, ballasts, and bulbs
• Reset breakers and troubleshoot minor wiring issues
• Report major electrical problems to management for licensed contractor service

Plumbing

• Repair leaks, clogs, toilets, faucets, showerheads, and drains
• Maintain and service water heaters
• Replace supply lines, shutoff valves, and basic fixtures

Drywall, Texture, and Paint

• Patch and repair drywall damage
• Match existing wall and ceiling textures
• Prep and paint guest rooms, hallways, doors, and common areas

HVAC (Basic)

• Clean and replace filters on PTAC and other HVAC units
• Perform simple troubleshooting and minor repairs
• Swap out PTAC units when needed and escalate major issues to an HVAC contractor

General Maintenance

• Complete work orders promptly and document completed work
• Perform scheduled preventive maintenance on rooms and equipment
• Maintain pool, laundry equipment, ice machines, door locks, and exterior areas as needed
• Keep the maintenance shop, tools, and parts inventory clean and organized
• Follow all safety procedures, including lockout/tagout and proper chemical handling
• Respond to emergency and after-hours calls as scheduled

Qualifications

• 2+ years of maintenance experience (hotel, apartment, or commercial preferred)
• Working knowledge of electrical, plumbing, drywall, texture, and painting
• Basic HVAC knowledge; EPA 608 certification preferred
• Ability to read work orders and diagnose problems independently
• Must provide own basic hand tools
• Valid driver’s license and reliable transportation
• Must pass a background check

Physical Requirements

• Lift and carry up to 50 lbs
• Climb ladders and work at heights
• Stand, bend, kneel, and crawl for extended periods
• Work in hot, cold, and confined spaces

Work Schedule Full-time hours with flexibility required, including weekends, holidays, and on-call rotation.
