Asset Management AnalystThe Asset Management Analyst is responsible for supporting the core roles of each of its members and the overall mission of the department. This role will prepare lease analysis tools, loan compliance packages, budget review for assets currently managed by the department, and a variety of ad hoc projects necessary to help support the growth in value of the Weston owned portfolio. The primary focus of the Asset Management Department is to enhance the long-term value of real estate properties through a combination of strategies targeting revenue growth, operating expense control, capital deployment, debt management, and risk management.What You Will DoAsset ManagementPerform analysis on NOI compared to budget and prior yearsSupport efforts to maintain REO scheduleSupport efforts to complete "lookback" on properties acquired (IRR calculations, narratives, cash on cash returns, etc.)Prepare Capital callsMaintain NAV / GAV schedules for AM propertiesHelp prepare the Investor Relations Exec Summary packagesWork with accounting in Investor DistributionsProvide detailed budget reviews during budget processPerform ad hoc analysis as neededLeasingMaintain leasing activity tracker weeklyReview ongoing lease(s) – gain better understanding of lease structure and languagePerform analysis on LOIs (NER), track against budget, and provide recommendations on approachProvide research and reporting on various markets where we have propertiesService Provider ManagementParticipate and prepare for 3rd party, in-house and partner callsSupport efforts in reviewing capital, leasing, and property management requestsReview and tie out 3rd party fee calculationsReview and summarize monthly and annual reporting packagesReview CAM calculations provided by the Service ProviderDebtPrepare financial packages for loan agreements (i.e. quarterly reporting, DSCR calculations)Prepare major lease approval drafts for lender considerationPrepare a loan agreement calendar with all important dates for reporting, compliance deliverables, etc., of asset management loansPrepare Cap Ex reimbursementsPerform debt calculations (DSCR)SkillsMust be able to convey information and experience to anticipate future needs.Must be inquisitive, a great listener and self-reliant.Ability to be effective in handling problems in the workplace; including anticipating, preventing, identifying and solving problems as necessary.Ability to assimilate complex information, data, etc., from disparate sources and consider, adjust or modify to meet the need.Must be able to work with and understand financial information and data.Ability to work as part of a team as well as internal/external stakeholders.Excellent organizational skills, problem-solving skills and the ability to process work quickly, accurately and with changing priorities.Education and ExperienceBachelor's degree in business, Finance or equivalent; or three years related experience and/or training; or equivalent combination of education or experience requiredPrevious experience with MRI softwarePrevious experience with analyzing and communicating key financial information and investment recommendationsAdvanced knowledge of Microsoft Excel, and the ability to learn specialized real estate software; experience with Argus is preferredKnowledge of real estate valuation methodologies including internal rates of return (IRR) and discounted cash flow analysis, cash on cash returns and break-even analysisUnderstanding of income/expense statements, balance sheets, and cash flow statementsPrevious experience analyzing and interpreting complex term sheets, loan documents, partnership agreements, and legal documentsPhysical Demands and Work EnvironmentThis position operates primarily in a typical office environment.This is a full-time position. Workdays are Monday through Friday with occasional hours outside of regular business hours as needed.Some travel is required as needed.This position requires the employee to remain stationary, working on a computer for prolonged periods of time.Must be able to lift up to 15 pounds.
