Class A Maintenance

Maintenance Class 'A'

Performs a variety of maintenance and repair work relating to one of the following trades: carpentry, plumbing, electrical, HVAC and environmental.

Essential duties and responsibilities include the following. Other duties may be assigned.

• Working knowledge of the following: Carpentry, Electrical, Plumbing, & HVAC

Complete assigned trade work orders as designated by supervisor.

• Complete all non-trade assignments as designated by supervisor (similar to general duties of Class 'B' employees).
• Repairs/restrings blinds.
• Repairs fencing.
• Continually update supervisor concerning preventative maintenance needs.
• Maintain an inventory of supplies and repair parts within trade.
• Keep current on all Federal, State and Local Laws pertaining to trade.
• Remove snow with and without tractors; cut grass.

Prefer a trade or technical school certificate. Prefer journeyman's experience in related field. Demonstrate skills and knowledge of current trade laws through satisfactory completion of trade test and current law conducted by a preselected testing method.

High School Diploma or General Education Degree (GED).

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, blueprint, or schedule form.

Must have a valid driver's license.

While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; and talk or hear. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee is occasionally required to climb ladders (up to 35 ft.), scaffolding (up to 50 ft.), and the operation of hydraulic/electric lifts (up to 50 ft.); The employee must frequently lift and/or move up to 50 pounds, and occasionally lift and/or move up to 100 pounds, with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee frequently works near moving mechanical parts and is frequently exposed to fumes or airborne particles. The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate.
