This role partners with Sales, Operations, and Finance to ensure resident pricing decisions align with organizational strategies, maximize revenue opportunities, maintain pricing integrity, and support occupancy objectives.Essential Functions:* Review and approve resident lease proposals before final presentation and execution.* Validate base rental rates, care charges, community fees, ancillary services fees, and deposits.* Ensure pricing alignment with approved rate schedules, budget assumptions, and portfolio pricing strategies.* Review and evaluate requests for discounts, concessions, incentives, and other pricing exceptions.* Analyze financial impact of pricing decisions and provide recommendations for approval or denial.* Monitor revenue related activities and escalate issues, exceptions, and potential process breakdowns that may impact financial accuracy, resident accounts, or reporting deadlines.* Demonstrate discretion and professionalism when handling confidential financial records, business information, and resident data. Compliance and Reporting:* Maintain documentation and approval process for pricing exceptions and special rate approvals.* Ensure resident contracts and financial terms comply with company policies.* Prepare recurring reports on move-in rates, revenue trends, concession activity, and pricing exceptions.* Analyze revenue performance against budget and forecast.
