Job Summary

We are seeking a Maintenance Supervisor-Property for a direct hire opportunity in San Ramon, CA. This role is ideal for a hands-on maintenance leader who takes pride in keeping residential or commercial properties safe, attractive, efficient, and well maintained.

The Maintenance Supervisor-Property will oversee daily maintenance operations, support maintenance technicians, coordinate vendor work, and partner closely with property management teams to deliver dependable service to residents, tenants, and stakeholders. Key Responsibilities

- Supervise daily property maintenance operations, including service requests, repairs, inspections, preventive maintenance, and project follow-up.
- Lead, support, and mentor maintenance technicians while promoting safe work practices, quality standards, and timely completion of assignments.
- Coordinate with property management teams to prioritize work orders, communicate repair status, and support resident or tenant satisfaction.
- Inspect buildings, grounds, equipment, and common areas to identify maintenance needs, safety concerns, and improvement opportunities.
- Schedule, monitor, and evaluate vendor and contractor work to ensure services are completed accurately, safely, and within expectations.
- Maintain maintenance records, inventory controls, compliance documentation, and clear communication regarding property conditions and operational needs.

Compensation and Benefits

- Salary range: $90,000 to $110,000 per year.

Required Qualifications and Skills

- Oversee daily maintenance operations for residential or commercial properties.
- Lead maintenance technicians and coordinate work priorities.
- Manage service requests, preventive maintenance, repairs, inspections, and vendor coordination.
- Partner with property management teams to support property performance and customer satisfaction.

- 3 to 5 years of relevant maintenance experience, preferably in property management, real estate, multifamily, commercial property, facilities, or building operations.
- Prior supervisory, lead technician, or team leadership experience in a maintenance environment.
- Strong hands-on knowledge of general building maintenance, including plumbing, electrical, HVAC, carpentry, appliance repair, painting, safety, and grounds-related needs.
- Ability to troubleshoot maintenance issues, prioritize urgent repairs, and ensure work is completed efficiently and professionally.
- Strong communication skills with the ability to interact with residents, tenants, property managers, vendors, and internal teams.
- Organized, dependable, safety-focused, and able to manage multiple maintenance priorities in a fast-paced property environment.

Preferred Qualifications

- Experience supervising maintenance teams in multifamily, residential, commercial, HOA, or mixed-use property environments.
- Familiarity with work order systems, maintenance tracking tools, vendor scheduling, and property inspection processes.
- HVAC, EPA, CPO, electrical, plumbing, or other maintenance-related certifications are a plus.
- Experience supporting property turns, capital improvement projects, preventive maintenance programs, or compliance inspections.
