Job Description Summary This role manages the day‑to‑day operations of an assigned property, leading the team, ensuring budgeted financial and operational goals are met, and maintaining compliance with company policies and housing regulations. Job Description Provides input into the development of property budgets by analyzing financial statements, marketing data, and operational reports. Meets revenue targets by setting rent rates, collecting rent and fees, processing deposits, and preparing monthly financial status reports. Approves vendor, contractor, and service invoices, reconciles work performed, verifies certificates of insurance, codes charges to the correct Chart of Accounts, and manages vendor communication. Controls expenditures within the approved budget and manages the petty cash fund. Oversees lease enforcement: approves residents, processes discounts and renewals, conducts inspections, follows notice requirements, evicts residents, and collects late fees. Analyzes market and economic trends to implement short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals. Promotes resident satisfaction and retention by responding to complaints and requests promptly, and ensuring maintenance teams comply with company standards. Conducts regular property inspections to maintain safety, cleanliness, and appearance standards. Supervises property staff: interviews, hires, trains, and manages performance per company policies and business practices. Assists in client/owner relations by meeting owners, touring properties, providing performance updates, and addressing owner requests. Completes various accounting, financial, administrative reports and other duties as assigned. For California positions: manages the lease process using the California Lease File Checklist to ensure compliance. Basic Knowledge & Qualifications Bachelor’s degree preferred in Business Management, Real Estate, or related field. 4–6 years of relevant experience in property management, sales, marketing, or customer service to manage day‑to‑day operations and lead a team. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, and capable of independent and collaborative work. Specialized Skills Hold all necessary state and local licenses or certifications. Valid driver’s license to operate a golf cart on property; all staff who drive the cart must also have valid licenses. Proficiency with internet, word processing, spreadsheets, and database programs. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage team members, including maintenance specialists. Travel / Physical Demands Work in an office environment with occasional outdoor exposure; must access all exterior and interior property areas. Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds alone and up to fifty (50) pounds with assistance. Routine local travel may be required for bank deposits, training, outreach, or other duties. Additional Compensation Corporate positions: base salary plus eligibility for quarterly or annual bonus programs. Onsite property positions: base salary plus eligibility for weekly, monthly, and/or quarterly bonus programs.
