Engineering technician

Nautilus 220 is a luxury waterfront condominium community located in Lake Park, Florida, offering elevated residential living with resort-style amenities, marina access, and a hospitality-driven resident experience. Managed by Black Briar Management, the property combines upscale service standards with modern operational excellence. Black Briar Management (BBM) is a rapidly scaling hospitality-focused property management company whose portfolio spans traditional condominiums, condo-hotels, multifamily communities, commercial real estate, and mixed-use assets across South Florida. At Nautilus 220, the Engineer plays a critical role in maintaining the property's mechanical, electrical, and life safety systems while ensuring a safe, efficient, and luxury residential environment. The Engineer is responsible for the operation, inspection, troubleshooting, repair, and preventative maintenance of all major building systems, including electrical, HVAC equipment, pumps, pool systems, elevators, plumbing infrastructure, and other mechanical equipment. This role also coordinates with vendors and contractors, responds to emergencies, oversees preventative maintenance programs, and supports capital improvement projects to ensure uninterrupted building operations. The ideal candidate is highly skilled, proactive, organized, and experienced in commercial or luxury residential building engineering, with strong technical knowledge and excellent problem-solving abilities. Core Responsibilities Building Engineering & Systems Operations: Monitor, inspect, troubleshoot, repair, and maintain all major building systems including electrical distribution, HVAC equipment, chilled water systems (where applicable), plumbing, mechanical equipment, pumps, pool equipment, irrigation systems, generators, and life safety systems. HVAC & Mechanical Equipment: Maintain and repair HVAC units, air handlers, condensers, exhaust systems, ventilation equipment, thermostats, and mechanical controls while ensuring optimal performance and energy efficiency. Electrical Systems: Inspect, troubleshoot, and repair electrical panels, breakers, lighting systems, emergency lighting, outlets, switches, motors, control systems, and building electrical infrastructure. Pumps & Water Systems: Maintain domestic water pumps, booster pumps, sewage pumps, circulation pumps, pool pumps, filtration systems, irrigation equipment, and related mechanical systems. Elevator Coordination: Coordinate preventative maintenance, inspections, testing, repairs, and emergency service with elevator contractors while ensuring compliance with applicable regulations. Preventative Maintenance: Develop, execute, and document preventative maintenance schedules for all building equipment to maximize operational efficiency, reduce downtime, and extend equipment life. Vendor & Contractor Management: Coordinate and oversee vendors, contractors, inspectors, and service providers performing maintenance, repairs, testing, and capital projects while ensuring work is completed safely and according to property standards. Work Order Management: Respond promptly to maintenance requests, prioritize repairs based on operational impact, and ensure timely completion while maintaining accurate maintenance records. Emergency Response: Respond to emergency situations including power outages, equipment failures, plumbing leaks, HVAC failures, elevator incidents, flooding, fire alarm activations, and other building emergencies. Regulatory Compliance: Ensure compliance with OSHA regulations, local building codes, fire and life safety requirements, environmental regulations, and property operating procedures. Property Improvement Projects: Support renovation projects, equipment replacements, infrastructure improvements, and capital projects while coordinating with management and outside contractors. Budget & Inventory Support: Monitor maintenance inventory, recommend equipment replacements, assist with budgeting for repairs and capital improvements, and maintain appropriate stock levels for maintenance supplies and critical spare parts. Cross-Department Collaboration: Partner with Operations, Housekeeping, Concierge, Security, and Management teams to ensure the property's operational excellence and exceptional resident experience. What You Bring 5+ years of experience in commercial building engineering, luxury residential maintenance, hospitality engineering, or facilities management. Strong knowledge of Electrical systems, HVAC systems, Mechanical equipment, Plumbing systems, Pumps and water distribution, Pool equipment, Building automation systems (preferred) and Life safety systems. Experience coordinating vendors and service contractors. Ability to diagnose complex mechanical and electrical issues. Experience with preventative maintenance programs. Strong organizational and documentation skills. Excellent troubleshooting and analytical abilities. Strong communication and customer service skills. Ability to work independently while managing multiple priorities. Flexibility to work evenings, weekends, holidays, and respond to after-hours emergencies. Certification in EPA Universal Certification, HVAC Certification, Electrical License or Journeyman Certification, CPO (Certified Pool Operator), OSHA 10 or OSHA 30 (preferred) Bilingual English/Spanish preferred. Physical Requirements: Ability to walk the property for extended periods. Ability to climb ladders, mechanical rooms, rooftops, and confined spaces safely. Ability to lift, push, pull, and carry up to 75 pounds. Ability to work indoors and outdoors in varying weather conditions. Ability to safely operate maintenance equipment, power tools, testing equipment, and ladders. Who You Are: Technically skilled and mechanically inclined. Proactive and solutions-oriented.
