Job Location: Phoenix Premium Outlets Overview The Operations Director Center is responsible for maximizing the customer shopping experience and tenant sales by ensuring a clean, well‑maintained, safe, and aesthetically pleasing environment. The Director oversees all operational functions, projects, construction, and contracted services at the center, including maintenance, groundskeeping, custodial teams, and safety programs, while implementing all Simon standards. Responsibilities Develop a 5‑year capital plan and execute against projected capital plans. Oversee preventative maintenance of equipment, record keeping, and related logs. Ensure property safety systems are up to code, maintained, and inspected. Conduct daily walk‑throughs and respond rapidly to operational issues uncovered during inspections. Assist in procurement and application of goods and services within the annual CAM and Capital Expenditure budget. Manage property operating expenses within or below budget levels, addressing negative financial variances to minimize loss. Prioritize capital projects to reflect critical needs and affordability. Manage the work process for both capital projects and ongoing services—including scope of work, RFP, bid evaluation, service agreements, oversight of contracted work, inspections, and documentation prior to payment. Manage the preventative maintenance program and oversee repair or construction work to sustain a safe and reliable environment. Manage relationships with third‑party contracted services providers and ensure adherence to Simon’s Purchasing Policy and Code of Business Conduct. Co‑manage construction activities with the corporate Development team. Maintain a safe environment through training and regulatory programs (OSHA, ADA, EPA, etc.). Lead maintenance staff in work assignments, training, and performance reviews. Ensure public safety, center security, and effective risk management. Read and interpret engineering drawings and schematic diagrams. Assist the General Manager with maximizing margin of profit centers. Perform condition assessments (independently or with consultants) to develop the basis for long‑range capital plans and budgets. Ensure the capital database contains accurate, current, real‑time information. Process vendor invoices timely to verify accurate services prior to payment. Apply lease knowledge to determine financial responsibility for operational issues. Implement the energy plan communicated by the General Manager to minimize costs while maintaining comfort and safety. Prepare and oversee operational budgets and manage all related costs with direct guidance. Provide leadership and guidance to Center staff in operations and customer service. Fulfill Manager‑on‑Duty rotation and manage day‑to‑day activities as necessary. Provide operational support for special events and holidays. Contribute to the preparation and annual update of the Center’s five‑year strategic plan. Complete required weekly, monthly, and quarterly reports. Assist the General Manager in managing the Comprehensive Emergency Management Plan. Ensure all personnel are trained to function as an Emergency Task Force in crisis management response. Oversee operations during a crisis situation, ensuring the safety and security of all customers, tenants, guests, and assets. Resolve escalated customer complaints. Work with security and local officials to plan and oversee a fire safety program. Establish strong relationships and frequently interact with key civic leaders (code officials, fire safety, etc.). Minimum Qualifications Bachelor’s degree or equivalent experience. Minimum 5 years of prior Operations, Facilities, or Property Management experience. Working knowledge of maintenance and operational functions. Ability to read and understand blueprints, CAD drawings, and other schematics. Produces accurate work and meets commitments. Solution oriented and results driven. Basic to moderate computer skills (e‑mail, Excel, Word, online ordering systems, etc.). Valid Driver’s License. Ability to lift and carry up to 50 pounds.
