General Summary
*This position may be filled as a Building Maintenance Mechanic II or III, depending on qualifications.*

The Building Maintenance Mechanic II performs skilled work in the maintenance, repair, and installations of HVAC systems for the City and City School facilities. Work is performed under the general supervision of the Building Maintenance Supervisor.

The Building Maintenance Mechanic III performs skilled and more complex work in the maintenance, repair, and installations of HVAC systems for the City and School facilities. Work is performed under limited supervision of the Building Maintenance Supervisor.

As of March 28, 2024, this position is part of the Labor and Trades bargaining unit, as defined by the City's Collective Bargaining Ordinance (Ordinance No. 22-128). in accordance with the Labor and Trades Collective Bargaining Agreement (CBA) effective July 1, 2025. The pay rate cited below will apply to individuals hired into this position on or after July 1, 2025. Future wage adjustments are subject to terms and conditions of the collective bargaining agreement between the City and the exclusive bargaining representative. Starting pay for this position is based on applicable education, experience, and internal equity:

  • The preferred hiring amount for a Building Maintenance Mechanic II is between $20.45 to $25.14 an hour ($42,536.00 - $52,291.20 Annually).
  • The preferred hiring amount for a Building Maintenance Mechanic III is between $25.06 to $30.80 an hour ($52,124.80 - $64,064.00 Annually).
This is a full-time, non-exempt, position which provides excellent benefits including 13 paid holidays, paid vacation and sick leave, health insurance options with employer contribution, employer-paid life insurance, City's retirement options, gym membership reimbursement, and continuing education/training opportunities.

Building Maintenance Mechanic II Responsibilities:
  • Responds to standard HVAC and/or electrical issues and work order requests.
  • Troubleshoots and resolves equipment and system issues, including conducting installations and necessary repairs.
  • Inspects, diagnoses, and repairs HVAC systems, electrical equipment, and/or other building systems to ensure safe and efficient operation. Including performing routine, and preventative maintenance such as replacing filters, belts, and lights, cleaning parts, and addressing mechanical issues.
  • Enters and provides information into the work order system for accurate accountability of time and resources.
  • Assists and cross trains with experienced building maintenance mechanics in all facets of daily operation and work project completion as needed and assigned.
  • Operates a City vehicle in the performance of the job duties.
  • Maintains a clean and safe work area.
  • Reviews appropriate checklists to ensure that all critical parts are examined.
  • Follows safety instructions and attends appropriate safety training.
  • Responsible for appropriate use and maintenance of City equipment, tools and other resources, including work time.
  • Regular and reliable attendance
  • Subject to being called back to work to the City in emergencies or as needed to provide necessary services to the public. Must have the ability to be contacted and respond based on Departmental guidelines.
Building Maintenance Mechanic III Responsibilities:

  • Trade school or technical training in HVAC or Electrical Systems AND six (6) months of experience in servicing, maintaining, and repairing HVAC/electrical equipment.
OR
  • High school diploma or GED AND two (2) years of experience in servicing, maintaining, and repairing HVAC/electrical equipment.
OR
  • Four (4) years of experience in servicing, maintaining, and repairing HVAC/electrical equipment.
OR
  • An equivalent combination of education and experience may be considered in lieu of the specific requirements listed above.
Certifications/Licenses/Other Requirements:
  • Must obtain and maintain a valid Virginia Driver's License and acceptable driving record in accordance with City criteria.
  • Required to successfully pass a pre-employment background check, pre-employment physical, and pre-employment drug test.
Preferred:
  • Journeyman license in HVAC or Electrical.

  • General knowledge to perform most work in normal situations. Comprehension of standard situations including knowledge of most of the significant aspects of the subject.

3. RETIREMENT:
Pension:
  • Choose from two (2) options:
    1. A Defined Benefit Pension plan pays a monthly benefit in retirement using a defined formula based on the employee's earnings history, tenure of service, and age. Our plan has a 5-year vesting period and an employee contribution of 5% of salary.
    2. A Defined Contribution 401a plan in which fixed contributions are paid into an individual's account by the employer, the contributions are invested, returns (positive or negative) are credited to the account, and the account balance is used to provide retirement benefits. The vesting schedule for our 401a plan is 33% after one year of service, 67% after two years of service, and 100% vesting after three years of service. There is no required contribution from salary. ( Note: the Defined Contribution retirement plan is the only plan available for Library employees ).

Supplement: Deferred Compensation 457 available for you to invest your own money for additional retirement savings.
