Building Foundations for Tomorrow's Developers As a Development Associate, you will play a key role in Bourn Co's development teams, gaining hands‑on experience and contributing to the success of large‑scale projects. Working closely with Development Coordinators, Associate Principals, and Principals, you will immerse yourself in every aspect of the process—from mastering product expertise to managing pro formas and budgets. The role involves conducting detailed analysis, reviewing legal documents, conducting market research, and foundational tasks essential for aspiring developers. A background in real‑estate analysis or construction/project management is beneficial, but comprehensive training is provided. Bourn Companies has over 36 years of experience and 6 million square feet of completed work. Development Team The Development Associate role serves as a gateway to a broader development career path at Bourn Companies. We staff our project teams with Development Associates, Development Coordinators, Development Managers, Development Principals, and Development Accountants. Colleagues typically move to higher‑responsibility positions as they gain training and experience. Development Associate: An entry‑level position focused on learning and completing fundamental real‑estate development tasks. Once core skills are mastered, Associates can be promoted to Development Coordinators. Development Coordinator: Responsible for organizing, compiling, and presenting development information to executives, and for integrating and tracking project activities across the organization. Coordinators support Associate Principals and Principals and may transition to overseeing tasks as Associate Development Principals. Associate Development Principal: Oversees day‑to‑day development projects, managing design, budgets, schedules, and timelines. Skilled principals may expand their roles to serve as Development Principals for multiple projects. Development Principal: Ultimately responsible for overall project outcomes and for managing projects at an executive level. Principals hold key decision‑making authority and lead project direction, including value generation at all levels. The Role This position requires you to be highly organized, structured, yet capable of reacting to ever‑changing conditions. Key responsibilities include: Research: Gather, compile, and analyze macro‑level market data to support strategic project decisions. Cultivate expertise in relevant product areas and write actionable reports and narratives that inform development projects. Analysis: Conduct comprehensive financial analyses and modeling in Excel, creating detailed investment analyses using NPV, IRR, debt and equity structures, and analyzing the physical aspects of a project, including programming and parking. Master Schedule & Project Tracking: Develop and maintain project schedules using critical path methodology, track progress, update timelines, and identify potential risks to keep projects on track. Assist in due diligence review and monitor variances in schedule and budget. Legal & Contracts Support: Review contracts and other legal documents—leases, management and operating agreements, entitlement documents—in collaboration with the legal team to ensure business goals are met. Skills Technical Skills: Conduct financial analyses and modeling in Excel; understand development documentation and process. Organizational Skills: Efficiently manage activities and keep stakeholders informed. Communication Skills: Clear and concise written and oral communication; excellent interpersonal skills. Leadership Skills: Collaborate to maximize individual abilities for team success. Financial Skills: Understand financial concepts and applications. Development Associates receive training to build all required skills; prior experience in real‑estate analysis or construction/project management is beneficial but not essential.
