Are you a self-motivated hunter who excels at prospecting, building relationships, and closing business? We are looking to connect our client with a commercial sales professional who consistently builds a strong pipeline of qualified opportunities, within the commercial real estate, multifamily properties and industrial and manufacturing industries , and who delivers exceptional customer experiences before and after the sale.

The Commercial Sales Representative is responsible for driving new recurring monthly revenue (RMR) and project sales by developing new commercial accounts throughout the assigned territory. This role focuses on security technology solutions including access control, video surveillance, remote guarding, intrusion detection, intercom systems, and managed services.

Primary Responsibilities

• Prospect and develop new commercial business opportunities through cold calling, networking, referrals, and strategic outreach.
  
• Generate and maintain a healthy sales pipeline using the company CRM.
  
• Conduct discovery meetings to understand customer operational and security challenges.
  
• Perform site surveys and work with the engineering/operations team to develop solution designs.
  
• Prepare professional proposals and presentations.
  
• Present and demonstrate security technology solutions.
  
• Negotiate pricing and contract terms within company guidelines.
  
• Close new business while maintaining target profit margins.
  
• Develop relationships with property managers, facility managers, business owners, developers, and decision makers.
  
• Coordinate smooth project hand-offs to the operations team.
  
• Maintain accurate CRM records, forecasts, and activity logs.
  
• Attend networking events, trade shows, and association meetings.
  
• Participate in weekly sales meetings, pipeline reviews, and ongoing training.
  
• Stay current on industry trends and emerging security technologies.
  

Minimum Activity Standards

• 50+ outbound prospecting activities weekly
  
• 10 qualified appointments per week
  
• 5 customer presentations per week
  
• 3 proposal submissions per week
  
• CRM updated daily
  
• Weekly pipeline review completed
  

Requirements

• 3+ years of outside B2B sales experience.
  
• Commercial security industry experience preferred.
  
• Commercial real estate, multifamily properties and industrial and manufacturing industry experience a plus!
  
• Experience selling recurring monthly revenue (RMR) preferred.
  
• Excellent communication and presentation skills.
  
• Strong negotiation and closing abilities.
  
• Comfortable with cold calling and business development.
  
• Ability to read construction drawings is a plus.
  
• Proficient with CRM software and Microsoft Office.
  
• Valid driver's license with acceptable driving record.
  
• Ability to pass background screening and drug testing.
