Working closely with the Asset Management team, this role serves as the operational link between ownership and the on-site, third-party property management companies — ensuring properties are well-maintained, operating expenses are tracked against approved budgets, and each site is being managed to company standards.This is an ideal role for a multi-family operations professional who enjoys being in the field, has a strong grasp of building systems and maintenance best practices, and is comfortable holding third-party managers accountable to performance and financial targets.KEY RESPONSIBILITIESOperations OversightOversee operational performance across a portfolio of stabilized assets managed by third-party property management companiesServe as the primary point of contact between the Asset Management team and on-site management teamsConduct regular site visits and physical inspections to assess property condition, curb appeal, unit turn quality, and overall maintenance standardsHold third-party managers accountable to company operating standards, policies, and service-level expectationsIdentify operational issues or risks at the property level and escalate or resolve as appropriateBuilding Maintenance & Capital OversightMonitor the physical condition of assets, including building systems (HVAC, roofing, plumbing, electrical), life safety systems, and common areasReview preventive maintenance programs and ensure they are being properly implemented on-sitePartner with the Asset Management team on capital improvement planning, prioritization, and project trackingAssist in vendor and contractor selection, oversight, and performance evaluation for maintenance and capital projectsFinancial & Budget ManagementTrack and analyze monthly operating expenses against site budgets across the portfolioReview monthly financial packages and variance reports prepared by on-site/third-party managersFlag budget variances, identify root causes, and work with property teams to implement corrective actionSupport the annual budgeting process by providing operational input and historical expense trendsAssist in identifying cost-saving opportunities and operational efficiencies across the portfolioReporting & CommunicationPrepare regular operational and financial performance reports for the Asset Management team and ownershipCommunicate portfolio-wide operating trends, risks, and opportunities to leadershipMaintain strong working relationships with third-party management companies to drive collaboration and accountabilityQUALIFICATIONSMinimum of 7 years of experience in multi-family property operations, property management, or asset management, ideally including exposure to stabilized assetsDemonstrated xhyhwjd experience overseeing or working closely with third-party property management companiesProven ability to manage multiple properties simultaneously, with experience overseeing a diverse portfolio of assets varying in size, age, and marketStrong understanding of building systems, preventive maintenance programs, and capital project executionSolid financial acumen, including experience reviewing property-level financials, budgets, and variance reportsAbility to build strong interpersonal relationships with site teams, foster a collaborative team-building environment, and influence without direct authorityExcellent organizational and communication skills, capable of juggling varying priorities on a day-to-day basisComfortable traveling regularly to properties within the portfolioSelf-motivated, detail-oriented, and able to work both independently and as part of a broader asset management teamProficiency with property management software (e.g., Yardi, RealPage, Entrata) and Microsoft Excel preferredBachelor's degree in Real Estate, Business, Property Management, Construction Management, or a related field preferred; equivalent experience will be consideredSalary Range: $95,000 - $120,000 per year
