Full time or part time. Compensation: Commission only, uncapped. $150,000+ potential for producers who execute.

About the opportunity

We are adding agents to a growing team at The Gruchow Group at RE/MAX Legacy Realty in Fargo.

This is not a salaried job and we are not going to pretend it is. You are building your own business. What we do is hand you the training, the systems, and the coaching so you build it in months instead of years.

Our team closes buyer, listing, new construction, and luxury transactions across the Fargo-Moorhead metro. We know what generates business in this market because we do it every day, and we will teach you exactly how.

To be clear up front: we do not hand out leads. We give you the tools, scripts, systems, and coaching to generate your own, which is the only thing that builds a real career anyway. Agents who are given leads never learn to create business. Agents who learn to create business never run out of it.

What you will be doing

• Generating your own client pipeline using our scripts, systems, and outreach playbooks
• Running buyer consultations, showings, and offer strategy in a competitive market
• Listing and marketing properties, including pricing analysis, seller net sheets, and listing presentations
• Working new construction alongside our builder partners
• Following up consistently with your database, past clients, and personal sphere
• Managing transactions from accepted offer through closing
• Attending weekly team meetings, training, and role play

What we provide

What you need to bring

• Active North Dakota real estate license, or currently enrolled in a licensing course. Minnesota license is a plus given the Moorhead side of the metro.
• Reliable transportation, valid driver's license, and current auto insurance
• Availability for evenings and weekends, which is when clients actually buy houses
• Comfort on the phone. A large part of this job is talking to people who did not expect your call.
• Coachability. If you already know everything, we are not the right fit.
• Self discipline. Nobody is clocking you in.

Who does well here

Straight talk, because you deserve it before you apply.

Agents who treat this like a business and prospect every single day make real money. Agents who wait for the phone to ring wash out. Roughly half of new licensees leave the industry within two years, and it is almost never because they were not smart enough. It is because they were not consistent.

If you want a base salary, set hours, handed leads, and someone telling you what to do at 8 a.m., this is the wrong posting and we would rather you find that out now.

If you want income with no ceiling and you are willing to earn it before it shows up, apply.

Earnings

Commission only with no cap. Compensation is based entirely on closed transactions.

Agents who work the system consistently close 10 to 20 transactions in their first full year, which puts estimated first year earnings in the $45,000 to $95,000 range. Agents who commit fully and stay consistent past year one regularly clear $150,000 and up, and there is no ceiling above that.
