JOB SUMMARY:

The Manager I, Site, performs on-site management of janitorial services contracts at commercial sites, State Set-Aside, and Federal contracts in Colorado Springs, Pueblo, Denver, or surrounding locations to ensure customer standards and requirements are met or exceeded. The position is responsible for adhering to all Goodwill policies and procedures and meeting Goodwill quality standards. This is a high-visibility leadership role for someone who isn't afraid to lead from the front. * Ownership: You manage the full lifecycle of the site, from supply inventory and budgeting to safety training. * Team Development: You supervise, train, and inspire a diverse team to meet strict cleaning standards. * Lead by Example: You are a "working manager." When the team is short or a deadline is tight, you are willing to jump in and clean alongside your crew to ensure the job is done right.

ESSENTIAL FUNCTIONS:

Contract Management: * The Site Manager will develop and maintain clean, safe work conditions within the facility and surrounding area, setting an example for subordinates to emulate which will serve as a model for high standards. As the Site Manager, you are required to learn and understand the staffing requirements of State Set-Aside and/or the AbilityOne programs relating to the employment of applicants with disabilities. In addition, you will advise the Director of Contract Operations through formal and informal means on the overall operation and workflow, sharing pertinent information related to customer demands, quality control problems, material/equipment shortages, and personnel needs. Overall Support and Quality Focus: * As the Site Manager, you will ensure all work is performed in accordance with the statement of work, with adherence to all required quality control measures and contract deliverables. In addition, applicants are required to attend all mandated Goodwill training and Safety meetings. Staff Supervision: * As the Site Manager, you will review cleaning procedures and maintain correct staffing levels, as necessary. The Site Manager will supervise work Leads and conduct monthly staff and training meetings. The Site Manager will also provide guidance to assigned work leaders, employees, and trainees who work within the department to maintain contract requirements. Relationship Management: * The Site Manager will assist in budgetary, equipment requirements and purchases. * Site Managers that are assigned to Federal contracts will assist Case Managers with AbilityOne clients while maintaining confidentiality. * The Site Manager must conduct a physical inventory of janitorial supplies on a weekly basis and submit inventory reports to the Director of Contract Operations. The incumbent will also be required to work with Quality Assurance Evaluator (QAE) Inspectors, Building Managers, and customers daily.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education: * A High School diploma or equivalent is required; an Associates degree is preferred. Experience: * 2-3 years of previous experience in supervision of janitorial, hospitality, or facilities employees, with solid understanding of cleaning chemicals, general janitorial equipment, and cleaning technologies. * Must have solid understanding of floor care equipment, and Occupational Safety and Health Administration (OSHA) standards. * Certified Executive Housekeeper (CEH) credentials and/or Knowledge of Green Clean technologies is preferred. Other: * The Site Manager must conduct self in a professional manner conducive to a product work environment; must demonstrate good judgment, responsibility, and initiative. * The Site Manager should possess effective interpersonal skills including the ability to supervise people, work cooperatively, to organize work, and make good decisions. * The Site Manager must maintain a professional appearance appropriate for the work setting. * The incumbent will be required and must have the ability to drive for company business*. *Per auto vehicle insurance carrier requirements: For applicants/employees to qualify for inclusion on the Goodwill driver insurance schedule, for purpose of driving Goodwill fleet vehicles, or for purpose of receiving company mileage reimbursement they must be at least:
  • 21 years of age (not engaged in passenger transportation),
  • 25 – 70 years of age for all passenger transportation services,
  • 25 years of age for CDL.
Applicants/employee will be required to undergo a Motor Vehicle Record (MVR) check and background check; applicants/employees must disclose all moving traffic violations or vehicle crashes (within the last five (5) years)(Note: not all violations are a disqualification for employment and each case will be reviewed by the insurance carrier); must have valid Colorado State driver license; must also be able to operate company vehicle, and adhere to all Federal, State, and local laws governing vehicle operation. Applicants/employees using their personal vehicle for company business (receiving company mileage reimbursement), must have valid vehicle insurance, valid driver license, and vehicle must be in roadworthy condition. Background Compliance: The contractor shall screen all employees and is required to conduct a pre-employment criminal background check on all employees prior to their assignment to CCD’s contract. Any falsification of application information or credentials or failure to make full disclosure of criminal history shall be grounds to remove and bar the Contractor’s employee from any and all CCD’s facilities; i) The Contractor shall have a comprehensive background check performed for its employees and/or its subcontractor’s employees performing housekeeping services in any CCD facility, prior to placing the employee at any campus. j) The Contractor shall obtain a comprehensive background verification report on information contained in the past seven (7) years that includes, but is not limited to the following: i. National Sex Offender Registry Search; ii. Felony and Misdemeanor Charges (Federal, State and Local); iii. CP National Criminal File PLUS; and Statewide Criminal. k) Contractor attests and affirms by responding to this solicitation that all Contractor’s employees assigned to projects for and within CCD property have completed background checks, those background checks have been verified and reviewed by Contractor as acceptable for work for and within CCD property, and Contractor further accepts all liability for actions of Contractor employees.
