General Manager PositionTarantino Properties is seeking an experienced General Manager to oversee two multifamily properties in the East Memphis, TN area.The ideal candidate will be customer service-oriented, have a people focused mentality, and excellent communication skills. This individual will possess a strong financial understanding and is experienced in leasing.Job Duties:Physically inspect all common areas on the property daily to assure its peak readiness and appearance taking immediate action on unsatisfactory appearance problems. Walk the property daily checking for cleanliness, safety and conditions of the buildings, driveways, laundry rooms, pools, landscaping and all exterior features of the property.Maintain current market and neighborhood information to ensure relative pricing of property and develop marketing and advertising programs to maximize market position.Ensure quality of market-ready units and maintain a supply of available units in market-ready conditionsApprove all lease paperwork daily, applications, move-ins, move-outs, renewals, etc. Ensure all move-ins are walked with the resident and satisfaction is achieved. Perform the duties of Leasing Consultant as needed.Collect, record, and deposit property income accurately and timely manner.Hire, train and review performance of all on-site personnel, directing their activities to ensure job satisfaction, acceptable productivity levels and career progression were earned and available. Delegation and development associates. Evaluation of site personnel should be accompanied by written communication and thorough record keeping. Maintain personnel files on all staff members.Approve all invoices for goods or services received at the site. Utilize and understand the accounts payable system and instruct all office personnel in its use.Responsibilities:Leadership and accountability for all property operationsPreparing and managing budgetsAttracting new tenants through advertising, property viewings, and encouraging referralsInterviewing tenants and running credit checksSetting rental rates, negotiating, and enforcing lease agreementsAddressing tenant complaints and inspecting vacated unitsContracting and supervising repairs and maintenance workCollecting rent, dealing with late payments, and handling operating expensesMaintaining records of income, expenses, signed leases, complaints, maintenance, etcPreparing reports on the financial performance of propertiesTerminating leases and initiating eviction proceedingsManagement of all property staffRequirements3+ years property management experience, with at least 1 year overseeing multiple sites or a high-unit-count propertyProven track record managing budgets, variance reporting, and owner-facing financialsExperience with lease-up, renewal strategy, and occupancy/retention management across two distinct communitiesTechnical SkillsRealPage/OneSite proficiency required - resident ledgers, work orders, reporting, and GL codingComfortable pulling and interpreting resident activity reports, budget comparison reports, and financial statementsRenovation/capital project experience: managing vendor bids, scheduling turns/renovations without disrupting occupancy, tracking renovation budgets vs. actuals, coordinating with contractors across two sites simultaneouslyCore CompetenciesHighly organized with strong time-management skills — able to prioritize competing deadlines across two propertiesExcellent written and verbal communication for owner letters, vendor negotiations, and resident issuesStrong leadership capability - manages, motivates, and holds accountable staff at both sites (may include a smaller on-site team at each)Sound judgment on fair housing compliance, vendor contracts, and emergency responseAbility to travel/split time efficiently between two locationsWhy People Love Working Here:People are at the heart of what we do every day.
