Project Manager – Luxury Residential Construction

LIGHTWORKS is looking for a highly organized, confident and ambitious Project Manager to help lead complex, high-end residential construction projects.

This role is ideal for someone early in their construction-management career who has strong communication and planning skills, has been exposed to multi-million-dollar residential projects, and is ready for greater ownership.

You may currently be a Project Engineer, Assistant Project Manager or Project Manager working for a luxury residential builder or General Contractor.

What matters most is your ability to bring structure, communication, accountability and forward planning to complicated projects.

Qualifications

You must have either:

• A degree in Construction Management or a closely related discipline, or
  
  
• PMP certification
  
  

Experience in high-end residential construction is strongly preferred.

You must also be extremely computer literate and comfortable learning new software quickly.

We are not simply looking for someone who knows Procore, Textura or another standard construction platform. LIGHTWORKS uses multiple project-management, business and proprietary software systems, so you must be naturally comfortable with technology, data, digital workflows and learning unfamiliar platforms.

You do not need experience with residential technology systems. We can teach you our products and systems.

What is harder to teach is the ability to plan ahead, communicate clearly, organize complexity and get things done.

The Role

This is not an administrative Project Coordinator position.

The Project Manager owns the project.

From Sales handoff through completion and transition to Service, you will coordinate clients, builders, field teams, engineering, purchasing, accounting and internal resources around one clear project plan.

LIGHTWORKS projects can include electrical, lighting, lighting control, motorized shades, AV, networking, security, energy management and integrated home technology.

What You Will Own

Your responsibilities will include:

• Building and maintaining project schedules and Gantt plans
  
  
• Working from Builder / GC master schedules
  
  
• Understanding milestones, dependencies and critical-path activities
  
  
• Planning 30 / 60 / 90 days ahead
  
  
• Coordinating procurement and long-lead materials
  
  
• Driving decisions and approvals
  
  
• Managing Change Orders
  
  
• Monitoring labor, materials and financial performance
  
  
• Coordinating billing based on project progress
  
  
• Managing inspections, commissioning, punch and closeout
  
  
• Keeping project information current across our software systems
  
  

You should naturally be asking:

Where should we be? What happens next? What could stop us? Who owns it?

Communication Is Critical

You will work directly with General Contractors, Architects, Interior Designers, Owners, Owner's Representatives, Superintendents, Consultants, Subcontractors, field teams and engineers.

We are looking for someone with an exceptionally strong communication style.

You should be comfortable walking into a construction meeting, understanding what matters, documenting decisions, assigning actions and following through.

You communicate early, write clearly, ask good questions and can hold people accountable while maintaining strong relationships.

Commercial Awareness

This is not an accounting role, but you must understand the commercial health of your projects.

You will develop responsibility for contract value, project margin, labor budgets, materials, Change Orders, billing, forecast versus actual performance, profitability and risks to margin.

Ultimately, you should be able to answer:

Are we delivering what we promised, are we on schedule, and are we doing it profitably?

Who We Are Looking For

The ideal candidate has worked on or helped manage complex, multi-million-dollar residential construction projects.

You may have supported an experienced Senior PM and now be ready to take the next step.

We are looking for exposure to areas such as project planning and scheduling, construction drawings, owners and design teams, subcontractors, Change Orders, budgets, SOVs, procurement, field coordination, punch and closeout.

We do not expect someone early in their career to have mastered all of these.

We do expect you to be organized, curious, technologically confident, accountable and capable of learning quickly.
