OverviewThe Preconstruction Manager at Mavin Construction serves as a strategic leader and trusted advisor throughout the planning and preconstruction phases of a project. This role is responsible for guiding internal teams, clients, and trade partners from early concept through project turnover, ensuring alignment with project goals related to budget, schedule, quality, and constructability.The Preconstruction Manager leads all estimating and preconstruction efforts for assigned projects and works collaboratively with project management teams to deliver a seamless transition into construction. This individual is expected to drive accountability, foster strong relationships, and elevate the overall performance of the preconstruction process through leadership, technical expertise, and innovation. The DetailsCharacteristics:Highly Organized, Self-Motivated and Driven to SucceedPlaces great value on relationships with ALL team members, customers and vendorsTeam Leader and Team BuilderSafety-conscious with a strong understanding of industry best practicesPlaces great value on continuous learning and self - improvementQualifications:Bachelor 's Degree in Construction Management, Engineering or related field preferredMinimum of 5 years of experience as a Project Manager, Pre-Con Manager or EstimatorFamiliarity with industry specific software related to project management, accounting, scheduling, estimating, takeoff and BIMMust be a licensed driver with reliable transportation to and from job sitesAdvanced proficiency in Microsoft Office SuiteMust be able to perform detailed estimates with very schematic information by filling in the blanks for details not shown by having an intimate knowledge of construction.Must be able to lead the client in making informed decisions around cost without leaning on subcontractors at all times.Lead the technology advancement and define our internal workflows for items like takeoff, estimating, bid invites, modeling and clash detection so we can be a leader in our industry leveraging technology in the delivery of our services. Physical RequirementsAble to lift 25 lbsAbility to visit and walk active construction sites as neededResponsibilities:Note that all duties denoted by an asterix (*) fall to the Pre-Con Manager in the absence of other project team members. If other team members are involved, the team will decide and communicate who is responsible.GeneralActively participate in internal company meetings, including weekly team and quarterly company meetingsDevelop and maintain strong relationships with clients, consultants, subcontractors, and vendorsSupport business development efforts, including client engagement and opportunity trackingMaintain and continuously improve estimating databases, tools, and workflowsServe as a subject matter expert in preconstruction and estimating practicesAdministrativeProvide regular updates on project workload and opportunity pipelineMaintain accurate and organized documentation of estimates, budgets, and project dataSupport the refinement and standardization of internal preconstruction processesPre Construction & EstimatingLead responses to Requests for Proposals (RFPs), including participation in interviews and presentationsFacilitate client meetings and guide early project planning discussionsPerform site evaluations and develop detailed scope narrativesPrepare conceptual budgets, detailed estimates, and cost analysesSolicit, level, and evaluate subcontractor and vendor proposalsLead value engineering and cost optimization effortsInitial Project Planning with OwnersDesign Oversight: Coordinate and lead design meetingsManage costsMunicipal coordination and permit application *Procurement of architects/engineers/vendors or subcontractors *Submittals (this typically will be PM or APM responsibility; only in extenuating circumstances would this be required) *Kickoff Submittal Process to assist in expediting a project *Build/Leverage software tools that expedite (automate as much as possible) everything we do internally to dissect the scope of a project.ConstructionAssist with large change order estimatesAssist with Model Management, Clash Detection or other BIM related tasksProject CloseoutAs-Builts being updated using BIMOwner Trainings associated with BIMAdditional Responsibilities/Possible Assignments:Attend industry-specific events as neededAssist with Construction - specific hiring process including interviews and onboardingYour Impact (Value + How You Make a Difference)Serve as a guide and leader for internal team, subcontractors, vendors and clients from concept to completionMaintain a team-oriented environment and positively lead through challenges and obstaclesDrive the overall success of each project and are ultimately accountable for the success or failure of a projectMaintain positive relationships with past clients leading to additional work or ongoing maintenanceAdd value to others in terms of leadership, mentorship and knowledge transfer to grow the company from withinAdd to the company culture and improve overall organizational healthConstantly analyze and improve the Mavin WayReporting Structure Reports to: Partner or Director of PreconstructionWorks in Concert with Project Management StaffDirect Reports: Others assisting with the Preconstruction Department
