The Property Maintenance Manager oversees the upkeep and functionality of residential properties by managing a small maintenance team. This role involves scheduling maintenance tasks, ensuring safety compliance, coordinating with vendors, and maintaining high standards of repair and quality control. Reporting directly to the Operations Manager, the manager utilizes general office software and custom in-house tools to streamline operations without travel to multiple sites.
Responsibilities
- Oversee maintenance and repair activities across residential properties
- Schedule and prioritize maintenance tasks effectively
- Supervise a small team of maintenance staff (1-5 members)
- Coordinate with external vendors for specialized repairs and services
- Ensure compliance with health and safety regulations
- Manage repair requests and ensure timely completion
- Conduct quality control inspections to maintain standards
- Maintain inventory of maintenance supplies and equipment
- Provide excellent customer service to residents
- Prepare and submit maintenance reports to the Operations Manager
- Plan and execute maintenance projects to improve property conditions
Preferred Qualifications
- 5+ years of experience in property maintenance management
- Background or certification as an Electrician
- Knowledge of facilities management and preventive maintenance
- Strong team leadership and vendor management skills
- Expertise in health and safety compliance
- Effective problem-solving and customer service abilities
- Experience with inventory control and project management
- General knowledge of carpentry, plumbing, electrical, and AC systems
We are Executive Keys Condominiums - 70 Condos on 10 acres at the beach - our property sets at the dunes; as close to the beach as you can get in our area. We operated a vacation rental pool - 48 of the condos are in the rental pool. The property has a swimming pool. Excellent customer care is a must!
