SUNLAND VILLAGE EAST, HOA JOB DESCRIPTION MAINTENANCE TECHNICIAN

Supervision / Work Direction: The Maintenance Technician reports to and functions under the direction of the Maintenance Supervisor plus follows the policies of the Board of Directors, Management and all local, state and Federal regulations.

Job Summary:

General maintenance of lighting, floors, windows, painted and stucco covered surfaces, pool mechanical devices, pool cleaning, testing, any other duties and projects assigned by the Maintenance Supervisor.

Specific Duties:

Overall maintenance of buildings, facilities and common areas owned by the Association, including perimeter walls. 

•         Check all pool areas upon arrival, sweep/vacuum, test chemicals as directed.

•         Set up and tear down for activities/meetings as needed.

•         Check lighting inside/outside buildings and in common areas.

•         Complete maintenance logs as directed.

•         Complete work order assignments as directed. 

•         Police common areas and parking lots to keep litter free.

•         Power wash and blow off pool decks, patios and parking lots as directed.

•         Stripping and waxing of linoleum floors as directed.

•         Advise Maintenance Supervisor of needed supplies, materials, tools and equipment.

•         Willing to be flexible with scheduling and be on call for emergency 24/7 Normal Hours (3am.- 8am. Monday –Friday)

Job Specific Competencies

•     Demonstrates knowledge of mechanical, electrical and structural building systems and pool operations.

•     Complies with legal and regulatory requirements pertaining to Association equipment, systems and projects.

•     Participates in development and implementation of maintenance quality improvement program.

•         Assists in maintaining the proper amount of maintenance supplies, tools and equipment to allow for completion of routine maintenance.

•     Maintains adequate and complete preventative maintenance schedules.

•     Interfaces with activities personnel and supervisor for event and meeting schedules and insures that set up work is completed as required.

Qualifications (Minimum Requirements)

•         Education: High School diploma or GED.

•         Knowledge and Skills: Two years' experience working with mechanical, electrical and structural systems in buildings, pool maintenance. Prefer experience in active adult setting.

•         Service Skills: Demonstrated customer, team and departmental orientation base for continuous improvement.

•         Certified Pool Operator (Not required but helpful)

Physical Demands

•      Requires the ability to see, hear, and speak clearly. Requires the ability to use hand and power tools. Able to reach with hands and arms. Able to climb, balance, stoop, kneel, crouch, or crawl. Must be able to lift or move up to 100 pounds.

Environmental Demands

•     While performing the duties of this job, employees are frequently exposed to hot and/or humid conditions; moving mechanical parts; fumes or airborne particles; toxic or caustic chemicals; blood borne pathogens; outside weather conditions; and risk of electrical shock.

Expected Outcomes - Customer Satisfaction

•         No trends in homeowner, staff or other complaints.

•         Work order completion within customary expectations and keeping supervisor informed of delays and reasons, therefore.

•         Preventative maintenance logs are maintained completely and timely.
