Maintenance Supervisor – Immediate Opening in Greystar. Alexan Woodinville’s team is looking for an experienced Maintenance Supervisor to oversee technical and mechanical work within the community, ensuring the building, ground, amenities, and common areas meet Greystar’s standards for cleanliness, safety, and appearance. Responsibilities Manage and perform technical and mechanical tasks on the property and surrounding areas. Develop and enforce standards for cleanliness and overall appearance. Manage outside vendors and follow up on warranties via email and phone. Supervise up to five maintenance employees. Assist in budgeting for repair, maintenance, and capital expense. Delegate and complete resident work orders promptly. Oversee the make‑ready process for vacant units, including inspections, punch lists, vendor scheduling, and final inspection. Inspect work performed by team members and contractors to ensure quality and compliance. Maintain inventory of spare parts and materials and coordinate orders with the Community Manager. Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Support cost‑cutting and expense control by fixing rather than replacing parts whenever possible. Conduct safety meetings, keep MSDS sheets current, and stay up to date on OSHA and other safety regulations. Provide excellent customer service to residents, answering requests and resolving complaints efficiently. Qualifications High school diploma, GED, or equivalent experience. Extensive maintenance management experience in multifamily housing. Proficiency in hot water heater repair, basic carpentry, and knowledge of roofing materials (shingles, BUR, membrane, EPDM). Strong safety practices and skilled use of hand tools, power tools, and mechanical equipment. Proficient in MS Office Suite and property management software such as Yardi or One Site. Excellent interpersonal and customer‑service communication skills. Strong written communication and documentation abilities. Basic math skills for budget and financial record keeping. Must provide own hand tools unless prohibited by state law. Specialized Skills EPA certification Type I and II or Universal for HVAC units (as required). All required state and local certifications. Valid driver’s license to operate a golf cart, if applicable. Travel / Physical Demands Ability to stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, and crawl in confined spaces. Capability to work in all weather conditions. Lift up to 25lb independently and up to 50lb with assistance. Local routine travel for meetings or training. Flexible schedule including evenings, weekends, and holidays as needed. Compensation & Benefits Hourly range: $32.96 – $39.78. Eligible for quarterly or monthly bonus programs depending on the position type.
