Maintenance Specialist

Choices for People

Maintenance Specialist

Choices for People provides year-round support and instructional programs designed to aid individuals with disabilities in developing essential life skills. These skills promote inclusion, independence, self-sufficiency, and productivity; and aim to maximize the individual's quality of life in the least restrictive environment possible.

Choices for People assists in individual goal-oriented program planning, and acts as an advocate in the community through the removal of attitudinal, architectural, environmental, financial, employment-related, communicational, transportation, and other barriers.

The Maintenance Specialist is responsible for maintaining safe, functional, and well-maintained facilities across Choices for People's residential homes, program locations, and administrative buildings. This position performs general repairs, preventive maintenance, facility inspections, and assigned improvement projects. The ideal candidate is a dependable, self-motivated professional who takes pride in quality workmanship, communicates effectively, and can independently manage daily responsibilities.

Duties and Responsibilities (not all inclusive):

  • Perform general building maintenance and repairs, including carpentry, plumbing, drywall, painting, minor electrical work and equipment maintenance.
  • Complete assigned maintenance requests efficiently, prioritizing safety, operational needs, and timely resolution.
  • Perform scheduled preventive maintenance on building systems, equipment, and facilities to reduce unexpected repairs and extend asset life.
  • Conduct routine facility inspections to identify maintenance concerns, safety hazards, and needed improvements.
  • Support facility renovations, improvements, and special projects as assigned.
  • Identify and report exterior property concerns, including landscaping, drainage, sidewalks, parking areas, and general property conditions. Coordinate with contracted service providers as directed.
  • Respond to urgent maintenance issues and participate in scheduled on-call or emergency coverage as needed.
  • Maintain accurate documentation of work orders, repairs, inspections, and preventive maintenance activities using the department's maintenance management system.
  • Communicate progress, material needs, scheduling concerns, and completed work to department leadership and appropriate staff.
  • Assist with coordinating outside contractors and vendors, including monitoring work quality and reporting concerns.
  • Maintain department tools, equipment, materials, and work areas in a safe, organized, and professional manner.
  • Follow organizational policies, established safety procedures, and applicable regulatory requirements.
  • Provide courteous, professional service while working in environments supporting individuals with disabilities.
  • Perform other facility-related duties as assigned.

Requirements

  • Minimum of two (2) years of experience in facility maintenance, construction, or a related skilled trade required.
  • Practical carpentry and general building repair experience required.
  • Experience with plumbing, drywall, painting, and basic electrical repairs preferred.
  • Experience with preventive maintenance programs and electronic work-order systems beneficial.
  • Valid driver's license and acceptable driving record required.

Knowledge, Skills, and Abilities

  • Strong mechanical aptitude and practical problem-solving abilities.
  • Ability to independently organize work, manage priorities, and complete assignments with minimal supervision.
  • Commitment to quality workmanship, safety, and attention to detail.
  • Ability to identify potential maintenance problems before they become larger repairs.
  • Effective communication skills and willingness to work collaboratively with staff, vendors, and department leadership.
  • Basic computer or mobile-device proficiency for documenting work orders and maintenance activities.
  • Ability to adapt to changing priorities and respond professionally to unexpected maintenance needs.
  • Dependable attendance, sound judgment, and a strong sense of personal accountability.

Physical Demands

  • Ability to safely lift, carry, push, and pull tools, materials, and equipment weighing up to approximately 50 pounds.
  • Ability to bend, kneel, crouch, climb, reach, and perform physical activities associated with facility maintenance.
  • Ability to use ladders, hand tools, power tools, and maintenance equipment safely.
  • Ability to work indoors and outdoors in varying environmental conditions.

Working Conditions

  • Work is performed across multiple residential, program, and administrative facilities.
  • Regular travel between assigned locations is required.
  • Occasional evening, weekend, or emergency response may be necessary.
  • Flexibility in assisting with department projects and changing operational priorities is expected.
