Lead Building Engineer

The Lead Building Engineer serves as a hands-on technical lead responsible for supporting the maintenance, operation, and reliability of agency facilities. This position oversees HVAC systems, building automation systems, preventive maintenance, and general building repairs while ensuring timely response to service requests and comfort concerns. The Lead Building Engineer provides guidance, training, and day-to-day coordination for maintenance staff, promotes quality workmanship and accountability, and assists in maintaining safe, efficient, and compliant facilities. The position works closely with the Manager of Facilities and Safety to identify and resolve operational issues, escalating significant risks, system failures, and specialized work requiring licensed contractors as appropriate.


POSITION SPECIFIC DUTIES & RESPONSIBILITIES:


HVAC, Building Systems & Maintenance

• Operate, inspect, troubleshoot, maintain, and repair HVAC systems, building automation systems, and related mechanical, electrical, and plumbing equipment to ensure safe, reliable, and efficient facility operations.

• Perform preventive maintenance, respond to service requests and comfort calls, identify equipment issues, document findings, and coordinate specialized repairs with vendors or licensed contractors as needed.

• Complete general building maintenance and repairs, including doors, locks, ceilings, drywall, painting, carpentry, fixtures, furniture, and other facility components.

Technical Leadership & Customer Service

• Serve as a hands-on working lead by coordinating daily work activities, supporting maintenance operations, and providing technical guidance, coaching, and training to building engineers and maintenance technicians.

• Assist with prioritizing work orders, inspections, preventive maintenance, repairs, and projects while promoting quality workmanship, safety, accountability, and responsive customer service.

• Serve as a technical resource for facility systems and operations, escalating significant operational issues, staffing concerns, and matters requiring management approval to the Manager.

Safety, Compliance & Emergency Response

• Support compliance with applicable safety, environmental, building, healthcare, and agency requirements by conducting inspections, documenting deficiencies, and promoting safe work practices.

• Respond to facility emergencies, service disruptions, equipment failures, utility outages, severe weather events, and other operational incidents, escalating risks and compliance concerns as appropriate.

Work Orders, Vendors & Projects

• Maintain accurate work order, maintenance, inspection, labor, material, and service records while monitoring completion and identifying recurring issues.

• Coordinate assigned vendors and contractors, monitor project activities, support facility repairs, renovations, relocations, and equipment installations, and assist with inventory, tools, materials, and supply management.

• Participate in the facilities on-call rotation and perform other duties as assigned to support agency operations.

QUALIFICATIONS

education:

• Must be a high school graduate or have HS equivalent

• Technical education, apprenticeship training, or coursework in HVAC, building automation, mechanical systems, electrical systems, plumbing, building operations, or a related trade is preferred.

EXPERIENCE:

• Minimum three years of progressively responsible hands-on experience operating, maintaining, and troubleshooting commercial HVAC equipment and building systems.

• Demonstrated experience responding to hot and cold comfort calls, completing HVAC preventive maintenance, and using building automation or direct digital control systems.

• Experience supporting mechanical, electrical, plumbing, and general building maintenance work.

• Experience training, mentoring, or providing technical guidance to new or less-experienced technicians is preferred.

• Experience maintaining multiple locations and working in healthcare, behavioral health, nonprofit, or human services environments is preferred.

KNOWLEDGE/SKILLS/ABILITIES:

• Strong working knowledge of commercial HVAC operation, preventive maintenance, temperature and airflow troubleshooting, mechanical components, and safe diagnostic practices.

• Working knowledge of building automation systems, direct digital controls, alarms, trends, schedules, setpoints, operating sequences, and basic control troubleshooting.

• Working knowledge of mechanical, electrical, and plumbing systems and the ability to recognize when work requires a licensed trade or specialized contractor.

• Ability to diagnose hot and cold comfort concerns using occupant information, BAS data, temperature readings, airflow observations, equipment history, and direct equipment inspection.

• Ability to perform general maintenance involving doors, hardware, ceiling tile, drywall, painting, carpentry, fixtures, furniture, and other building components.

• Ability to train and coach technicians through clear explanations, demonstrations, supervised practice, constructive feedback, and verification of competency.

• Ability to plan and perform hands-on work while providing practical day-to-day coordination, technical guidance, and quality checks without formal supervisory authority.

• Ability to read equipment manuals, control diagrams, basic electrical schematics, plans, safety data sheets, service reports, inspection findings, and technical documentation.

• Ability to organize competing priorities, estimate labor and materials, maintain accurate records, communicate service impacts, and provide professional customer service.

• Proficiency in Microsoft Office applications, computerized maintenance management or work-order systems, and building automation interfaces.

CERTIFICATIONS/LICENSES:

• 1st Class Stationary Engineer Required

• Must possess a valid Driver's License and satisfactory driving record to use agency and/or personal automobile to travel to locations other than primary office.
