Job Title: Assistant Property Manager, Multifamily Village Green at Littleton ( Summary: The Multifamily Assistant Property Manager is responsible for maintaining our communities to a market-ready standard, ensuring a high level of service at all times. They also build and motivate high performing teams to maximize the performance of the property. 144 Multifamily Units. Required on-site schedule: MON-FRI + every other SAT. Compensation: $28.00 per hour, eligible for benefits and additional earnings. Salary range $23.80 - $28.00. ESSENTIAL JOB DUTIES Ensure the smooth running of our community in a fast-paced environment. Assist the Property Manager with overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, and audits. Provide superior customer service and communication to residents and prospects to enhance satisfaction and increase renewals, revenue, reputation, and profitability. Complete lease/renewal paperwork to ensure company standards are met. Track and evaluate advertising and client traffic. Model and maintain the Cushman & Wakefield mission to be the best national management company. Oversee day-to-day operations of the entire on-site team, ensuring compliance with Cushman & Wakefield policies and procedures. Maintain effective on-site staff through interviewing, hiring, and coaching as necessary. Maintain residents' files in accordance with company standards. Create a positive living environment for residents through prompt conflict resolution and consistent follow-up. Manage and maintain all aspects of community budget and finances. Collaborate with leasing staff to ensure leasing/marketing goals are achieved. COMPETENCIES Effective communication and customer service skills. Computer literate, including Microsoft Office Suite and internet navigation skills. General office, bookkeeping, sales skills and excellent oral and written communication. Determine leasing opportunities for staff and work on goal setting to improve performance. Supervise day-to-day operations of the team, ensuring compliance with policies and procedures. Work with leasing staff to ensure marketing and leasing goals are met. Ability to manage a team. Perform any other related duties as required or assigned. IMPORTANT EDUCATION Bachelor’s Degree preferred. High School Diploma, GED, Technical or Vocational school required. IMPORTANT EXPERIENCE 3+ years of on-site Multifamily Property Management experience required, including leasing and resident support/communications. Strong preference for 1+ years at Assistant Property Manager level, including rent collection and delinquency process ownership. Preference for experience with court and eviction processes. Strong preference for Affordable 40B income-based leasing/housing experience exposure. Yardi systems experience required. Strong preference for CRM, and for Yieldstar or other pricing optimization system experience. WORK ENVIRONMENT This job operates in a professional office environment. It routinely requires use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Regularly required to travel between properties in varying weather conditions. PHYSICAL DEMANDS The employee may need to stand and walk for extended periods, ascend and descend staircases, ladders, or step stools, and may travel outside between buildings in varying weather. They must be able to remain stationary (sit or stand) 85% of the time, operate office machinery, and lift, carry, push, pull, or move up to 25 pounds occasionally or frequently. Travel up to 15% of the time may vary in frequency and duration. OTHER DUTIES This description is not exhaustive.
