Project ManagerAn established general contractor is seeking an experienced Project Manager to lead multifamily construction projects from preconstruction through final closeout. The company maintains a strong portfolio of affordable housing and market-rate multifamily developments, with projects ranging from approximately 25 to 500 units and typical projects falling between 75 and 150 units.The ideal candidate has a highly relevant multifamily background rather than broad commercial construction experience. Affordable housing, market-rate, podium, ground-up, and walk-up multifamily experience will be prioritized.Key ResponsibilitiesManage multifamily construction projects from preconstruction through final turnoverDevelop and maintain project budgets, schedules, forecasts, and cost reportsLead subcontractor procurement, buyout, contract negotiations, and scope coordinationManage RFIs, submittals, change orders, pay applications, and project documentationCoordinate closely with Superintendents to maintain field production and project schedulesManage construction scopes across sitework, concrete, framing, MEP, building envelope, interiors, and finishesTrack job costs, committed costs, billing, forecasting, and overall project profitabilityLead owner, architect, consultant, and subcontractor meetingsReview drawings, specifications, contracts, and scopes of workManage procurement and long-lead material trackingIdentify cost, schedule, and coordination risks and implement solutions before they impact project performanceMaintain strong communication with owners, developers, consultants, and field leadershipSupport value engineering, constructability reviews, and preconstruction planningOversee punch lists, turnover documentation, warranties, and final closeoutRequirementsStrong multifamily Project Management experience with a general contractor or multifamily builderAffordable housing and/or market-rate multifamily experience strongly preferredGround-up multifamily construction experience requiredPodium construction experience highly preferredWalk-up multifamily experience will also be consideredExperience managing projects similar to 75–150+ unit developments preferredProven experience managing projects from preconstruction through completionStrong understanding of subcontractor buyout, contracts, budgeting, forecasting, and cost controlExperience managing project financials, change orders, billing, and cost-to-complete forecastingAbility to read and interpret architectural, structural, civil, and MEP drawingsStrong communication, negotiation, organization, and problem-solving skillsAbility to work closely with field leadership while managing the administrative and financial side of constructionIdeal Project BackgroundAffordable housingMarket-rate apartmentsPodium multifamilyGround-up apartment communitiesWalk-up apartmentsWood-frame multifamilyProjects ranging from 25–500 unitsDevelopments in the 75–150 unit range especially relevantRole StructureThis position is primarily office-based, with limited but regular field involvement.
