Facilities Technician
The Facilities Technician performs preventive and corrective maintenance on critical facility systems in a highly regulated environment.
Responsibilities
- Execute planned and reactive maintenance activities, including troubleshooting and repair of facility equipment such as HVAC systems, laboratory equipment, clean utilities, purified water, compressed air, and general facility infrastructure.
- Perform scheduled preventive maintenance on mechanical, plumbing, fire life safety, and control systems to maintain applicable standards and ensure reliable operation.
- Conduct corrective maintenance and repairs to minimize downtime, ensuring work is completed with minimal disruption to research operations and followed by thorough clean-up.
- Perform preventive maintenance and repairs on systems including pH neutralization, RODI, compressed air, vacuum systems, lighting, electrical systems, generators, and security card readers.
- Monitor and maintain environmental control systems, including temperature, humidity, air pressure differentials, and air quality parameters essential for life sciences operations.
- Prioritize maintenance activities, planned shutdowns, and system restarts to support uninterrupted research operations and participate in incident response for facility issues impacting laboratory operations.
- Maintain building systems such as the Building Automation System, lighting control system, and access control, ensuring they operate within defined tolerances.
- Perform daily systems rounds using digital tools and visual inspections to evaluate critical systems for alarms, out-of-tolerance conditions, and potential risks.
- Support backup power systems, emergency generators, and uninterruptible power supplies, responding to system alarms in accordance with established protocols.
- Collaborate with Operations, Environmental Health and Safety, Security, IT, and Research teams, serving as a point of contact for facility-related escalations affecting laboratory users.
- Coordinate small and medium-sized projects, managing time effectively and scheduling visits by necessary vendors to support maintenance and upgrades.
- Manage vendors for routine maintenance and emergency repairs in office and laboratory spaces, ensuring timely and high-quality service.
- Evaluate vendors and suppliers regularly regarding quality and competitive pricing to support cost-effective facility operations.
- Support receiving and distribution of packages, mail, and deliveries to ensure materials reach the appropriate areas efficiently.
- Support energy efficiency, sustainability initiatives, and continuous improvement efforts related to facility operations.
- Conduct regular building rounds to inspect for leaks, damage, non-functioning fixtures, and other deficiencies, and initiate corrective actions.
- Perform carpentry tasks including wall repair, painting, hanging writing boards and shelving, and repairing window and door hardware.
- Provide basic locksmithing services, including repair or replacement of door hardware, closers, locks, and cylinders.
- Support room configuration activities such as moving chairs and tables and setting up spaces for meetings, events, and business needs.
- Support laboratory moves, space reconfigurations, and coordination during renovations or infrastructure upgrades to align with evolving research needs.
- Oversee lab glass wash management to ensure proper cleaning and availability of laboratory glassware.
- Use good documentation practices for maintenance records, work orders, and inspection logs to maintain accurate and audit-ready documentation.
- Support internal audits and regulatory readiness activities typical of a life sciences site, ensuring systems and records meet required standards.
- Act as a liaison with Environmental Health and Safety to ensure compliance with local, state, and federal guidelines as well as global policies.
- Comply with departmental policies for safe storage, use, and disposal of hazardous materials while maintaining a clean and safe workplace.
- Perform removal of lab waste on a weekly basis, conduct shower and eyewash testing, and complete monthly fire extinguisher inspections.
- Provide responsive support for facility-related requests while maintaining professional relationships with internal clients and stakeholders.
- Review monthly client service request summaries to identify and correct recurrent operational problems and improve overall facility performance.
- Lead and assist with event setup and teardown activities, including electrical support, audio-visual coordination, and security coordination as needed.
- Provide after-hours support for critical alarm response, critical system failures, and emergency situations, coordinating with operations teams to minimize impact on research activities.
Essential Skills
- High school diploma, GED, or trade school graduate.
- Minimum 25 years of similar facility maintenance experience, ideally in complex building or laboratory environments.
- Demonstrated organizational skills, particularly in managing day-to-day maintenance operations and prioritizing tasks.
- Proven ability to manage vendors on-site for routine and emergency maintenance activities.
- Strong analytical and problem-solving skills to diagnose issues across mechanical, electrical, HVAC, and plumbing systems.
- Good written and verbal communication skills to interact effectively with cross-functional teams and document work clearly.
- Basic proficiency with Microsoft Office applications for reporting, documentation, and communication.
- Ability to analyze the operation of various systems, determine causes of problems or malfunctions, and take appropriate corrective actions.
- Ability to stand, sit, and walk for extended periods during facility rounds and maintenance activities.
- Capability to bend, sit, kneel, squat, stand, reach, and lie down as required to access equipment components and building infrastructure.
- Ability to lift up to 50 pounds, work in confined spaces, and navigate facility infrastructure safely.
- Comfort working with personal protective equipment and in controlled environmental conditions typical of life sciences facilities.
- Commitment to maintaining current knowledge of safety protocols for working in controlled environments.
Additional Skills & Qualifications
- Trade licenses in HVAC, electrical, and/or plumbing systems.
- Understanding of HVAC, electrical, and plumbing systems
- EPA Universal CFC certification.
- OSHA 10-hour or 30-hour safety training.
- Additional certifications in relevant trades are highly desirable.
- Experience as a maintenance technician, facilities technician, maintenance engineer, or building engineer.
- Experience collaborating with Operations, Environmental Health and Safety, Security, IT, and Research teams on facility-related escalations.
- Experience coordinating small and medium-sized projects, including scheduling vendors and managing timelines.
- Background in evaluating vendors and suppliers for quality and competitive pricing.
- Experience supporting energy efficiency, sustainability initiatives, and continuous improvement programs in facility operations.

Pay and Benefits
The pay range for this position is $40.00 - $44.00/hr.
