Maintenance Senior Maintenance Technician

TJM Properties is seeking an experienced Senior Maintenance Technician to support and maintain a portfolio of approximately 10 residential and commercial properties throughout the Tampa Bay Area. This position requires daily travel ranging from 0 to 110 miles and is responsible for ensuring all properties meet TJM Properties' standards for safety, appearance, functionality, and resident satisfaction.

The Senior Maintenance Technician performs advanced troubleshooting, repairs, preventive maintenance, apartment renovations, apartment turns, and special projects. The ideal candidate has strong HVAC, plumbing, electrical, drywall, painting, and general maintenance experience and can work independently while providing leadership and support to on-site maintenance and housekeeping teams.

HVAC & Mechanical Systems

• Diagnose, troubleshoot, repair, and replace HVAC equipment.
• Install and service heating, ventilation, and air conditioning systems.
• Replace filters, clean components, and perform preventive maintenance.
• Test systems to ensure efficient and reliable operation.

Property Maintenance & Repairs

• Repair and replace hot water heaters, pressure pumps, circulation pumps, and other building systems.
• Diagnose and repair electrical and mechanical issues.
• Complete punch-out work, apartment renovations, and unit turns.
• Perform carpentry, cabinetry repairs, drywall installation and repairs, painting, texturing, and ceiling work, including popcorn and knockdown finishes.

Property Standards

• Ensure all assigned properties maintain TJM Properties' appearance and quality standards.
• Inspect common areas, landscaping, flooring, ceilings, paint, and building finishes.
• Identify and address maintenance concerns proactively.
• Maintain strong first impressions throughout all properties.

Leadership & Collaboration

• Partner with community Maintenance Directors and Housekeeping Directors.
• Provide technical guidance and leadership on maintenance projects.
• Assist with overseeing and completing special projects.

Documentation & Reporting

• Maintain accurate maintenance records and service documentation.
• Submit weekly activity and goal reports to the Regional Director of Plant Operations.
• Document repairs, inspections, and project progress.

Safety

• Follow OSHA regulations and company safety policies.
• Maintain a safe work environment for residents, employees, and contractors.

Qualifications

Required

• Minimum 5 years of maintenance, HVAC, or building systems experience.
• Strong knowledge of HVAC, electrical, plumbing, and mechanical systems.
• Experience with apartment turns, renovations, and make-ready work.
• Ability to diagnose and resolve complex maintenance issues independently.
• Experience with drywall repair, texturing, painting, and finishing work.
• Valid Florida driver's license with a clean driving record.
• Ability to travel daily throughout the Tampa Bay Area.
• Ability to lift up to 50 pounds, climb ladders, and work indoors and outdoors in varying weather conditions.

Preferred

• EPA Certification.
• HVAC certification or trade school training.
• Experience in multifamily housing, senior living, or commercial property maintenance.
• Supervisory or leadership experience.

Tools & Equipment Requirements

• Must have a dependable service vehicle.
• Must provide and maintain personal HVAC and maintenance tools in good working condition.
• Company provides a vehicle allowance and reimbursement for approved business expenses.
• Certain specialty tools will be provided by the company.

Compensation & Benefits

• Salary: $80,000 - $85,000 annually
