Director of Land Acquisition

Position Summary:The Director of Land Acquisition is responsible for sourcing, underwriting, negotiating, and securing residential land opportunities across the state of North Carolina and/or Tennessee. This role helps lead the land acquisition strategy and pipeline, ensuring a consistent supply of land and lot opportunities aligned with the company's growth objectives. The ideal candidate has deep market knowledge in North Carolina and/or Tennessee, strong relationships with brokers, landowners, and municipalities, and a proven track record of closing land deals.The ideal candidate must be based in either the Charlotte, NC or Nashville, TN market.Apply below after reading through all the details and supporting information regarding this job opportunity.Key Responsibilities:Land Sourcing & Pipeline DevelopmentIdentify and pursue raw land, entitled land, and finished lot opportunities across target North Carolina and/or Tennessee markets (e.g., Charlotte, Raleigh, coastal and growth corridors)Build and maintain relationships with land brokers, developers, engineers, and landownersCreate and manage a robust land pipeline to meet short- and long-term lot salesDeal Underwriting & FeasibilityLead financial analysis including land residuals, IRR modeling, and sensitivity analysisEvaluate zoning, entitlement risk, utilities, topography, and development costsCoordinate due diligence efforts including environmental, geotechnical, and legal reviewsNegotiation & AcquisitionStructure and negotiate purchase agreements, options, and joint venturesPresent investment opportunities to executive leadership and/or investment committeesManage deal execution through closingEntitlements & Development xhyhwjd CoordinationPartner with land development, engineering, and legal teams through entitlement and permitting processesEngage with local municipalities, planning commissions, and governing bodiesMonitor project timelines and mitigate entitlement risksMarket Intelligence & StrategyTrack market trends, pricing, and competitive activity across North Carolina and/or TennesseeRecommend acquisition strategy based on economic conditions and company goalsIdentify emerging submarkets and growth opportunities
