Commercial Hvac TechnicianIST Management is seeking an experienced and adaptable Commercial HVAC Technician to join our team in Alpharetta, GA. The Commercial HVAC Technician is responsible for ensuring the safe operation of complex systems, including electronic controls and commercial systems.Ideal candidates will have at least 3 years of HVAC experience, ability to read blueprints and technical documents, possess excellent customer service and time management skills, are familiar with CMMS work order systems, and have a strong understanding of HVAC systems, electrical distribution, plumbing, and building controls.Preferred experience and certifications include: Trade school certification in HVAC, electrical, or mechanical systems; Universal EPA 608 certification; Experience with Niagara Tridium BAS/BMS system. Certifications such as: BOMA SMA/SMT, IFMA FMP or CFM, OSHA 10/30, State electrical/mechanical licensesResponsibilitiesResponsibilitiesCapable of working independently while also transitioning seamlessly into a collaborative team environmentDemonstrate flexibility, adaptability, and the ability to pivot when unplanned work arisesProvide support and coordination with other trades, embracing a versatile, 'jack-of-all-trades' mindsetPerform daily maintenance tasks including repairs, inspections, and preventive maintenance, as well as overseeing building-related expensesMaintain effective communication with staff, vendors, and other departments, ensuring tasks are completed efficiently and effectivelyManage a diverse workload and handle emergency situations in a calm and supportive manner while fostering a safe work environmentBuilding Operations & System ManagementOperate, monitor, and maintain building systems including HVAC, electrical distribution, lighting, plumbing, boilers, chillers, pumps, and Building Automation Systems (BAS)Perform routine inspections of equipment, mechanical rooms, and building infrastructure to identify issues and prevent system failuresAdjust system settings to optimize performance, energy use, and occupant comfortMaintenance & RepairConduct preventive and corrective maintenance on mechanical and electrical systemsTroubleshoot issues with HVAC units, motors, control systems, VFDs, generators, and life safety systemsPerform minor carpentry, painting, plumbing, and general building repairs as neededRespond to work orders in a timely, professional manner with proper documentationBuilding Automation & ControlsMonitor and adjust BAS/BMS system to maintain optimal building performanceIdentify operational inefficiencies and partner with management to implement improvementsAssist with programming, sequencing, alarms, and device testingCompliance & SafetyEnsure all building operations follow OSHA, NFPA, EPA, and local mechanical/electrical codesMaintain accurate records of equipment maintenance, inspections, and repairsSupport annual inspections for fire systems, elevators, boilers, and other regulated equipmentParticipate in safety training and emergency response proceduresVendor & Project SupportCoordinate work with external contractors, technicians, and service providers as neededReview contractor work for quality, safety, and compliance with specificationsCustomer Service & CommunicationCommunicate professionally and effectively with building occupants, managers, and vendorsProvide updates on work order status, system conditions, and recommended corrective actionsSupport tenant/building requests professionally and proactivelyQualificationsQualificationsRequiredHigh school diploma or equivalent GED; legal authorization to work for any employer in the US; valid driver's license3+ years of experience in commercial building maintenance or engineeringRelevant technical training; Proficiency with tools; Proficiency with commercial building systemsStrong knowledge of HVAC systems, electrical distribution, plumbing, and building controlsAbility to read blueprints, schematics, and technical documentsFamiliarity with CMMS work order systemsCustomer Service skills; ability to actively seek to understand the needs of others and provide a positive experience that addresses their needs, questions, and concernsTime Management skills; ability to use discernment to prioritize tasks and decide what to focus on to maximize impact Ability to embrace change and shift focus when unexpected work arisesPreferredTrade school certification in HVAC, electrical, or mechanical systemsUniversal EPA 608 certificationExperience with Niagara Tridium BAS/BMS systemCertifications such as:BOMA SMA/SMTIFMA FMP or CFMOSHA 10/30State electrical/mechanical licensesWorking Conditions:Physical demands may include manual labor, lifting objects, and working in various environmental conditionsThe physical demands described here are representative of those that are required by an employee to successfully perform the essential functions of this jobWhile performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to finger, handle, or feel; write; type; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawlAbility to frequently lift and/or move up to fifty poundsSpecific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focusIST Management provides reasonable accommodations to individuals with a disability in accordance with applicable law in both the application and employment stages.
