NEEDED: Mid-Level & Senior Commercial Construction Estimator (SEVERAL OPENINGS)

Locations: Multiple Opportunities throughout South Florida — Miami, Doral, Sunrise, Davie, Fort Lauderdale & Deerfield Beach

Compensation: Competitive Salary Based on Experience (Range- $100K-$150K Salary plus BOE)

Position Overview:

AppleOne is partnering with several highly reputable, stable, and established Commercial General Contractors throughout South Florida that are seeking experienced Mid-Level and Senior Estimators to join their preconstruction and estimating teams.

These opportunities are ideal for construction professionals with 5–10+ years of estimating experience working directly for a Commercial General Contractor and a strong understanding of all divisions of construction .

Candidates should have experience developing complete estimates for commercial construction projects from conceptual/preconstruction stages through final bid and buyout. Strong knowledge of the South Florida construction market, subcontractor community, material pricing, and local building conditions is highly preferred.

Projects may include ground-up construction, renovations, expansions, tenant improvements, healthcare, hospitality, municipal/public, education, multifamily, industrial, retail, office, and other commercial projects depending on the GC.

Key Responsibilities

• Prepare detailed conceptual, schematic, design-development, and final construction estimates.
\n
• Develop comprehensive estimates covering all major CSI divisions and trades .
\n
• Perform detailed quantity takeoffs from drawings, specifications, and construction documents.
\n
• Review architectural, structural, civil, MEP, and other construction documents for scope and completeness.
\n
• Develop detailed scopes of work and bid packages for subcontractors and vendors.
\n
• Solicit, review, level, and analyze subcontractor and supplier proposals.
\n
• Identify scope gaps, exclusions, overlaps, constructability concerns, and potential project risks.
\n
• Prepare bid comparisons and subcontractor leveling sheets.
\n
• Develop project budgets based on historical costs, current market conditions, and subcontractor pricing.
\n
• Maintain strong relationships with subcontractors, suppliers, and trade partners throughout South Florida.
\n
• Participate in preconstruction meetings, bid reviews, scope reviews, and project turnover meetings.
\n
• Work closely with Project Executives, Project Managers, Superintendents, Preconstruction leadership, architects, engineers, owners, and subcontractors.
\n
• Provide value-engineering recommendations and identify potential cost-saving alternatives.
\n
• Assist with subcontractor buyout and transition awarded projects from estimating/preconstruction to operations.
\n
• Maintain accurate historical cost data and stay current on construction pricing and market conditions.

Required Qualifications

\n
• 5–10+ years of commercial construction estimating experience preferred , depending on level.
\n
• Commercial General Contractor experience is required.
\n
• Strong experience estimating all divisions/trades of commercial construction .
\n
• Experience preparing complete estimates for ground-up and/or major commercial renovation projects.
\n
• Strong understanding of construction drawings, specifications, scopes of work, and bid documents.
\n
• Ability to perform detailed quantity takeoffs and subcontractor bid analysis.
\n
• Strong understanding of construction means and methods.
\n
• Knowledge of the South Florida subcontractor and construction market is strongly preferred.
\n
• Strong analytical, organizational, communication, and negotiation skills.
\n
• Ability to manage multiple bids and deadlines simultaneously.
\n
• Bachelor's degree in Construction Management, Engineering, Architecture, Building Construction, or a related discipline is preferred; equivalent construction experience will also be considered.

Ideal Candidate

The ideal candidate is a well-rounded Commercial GC Estimator who understands a project from the ground up and is comfortable estimating across multiple construction divisions rather than specializing in only one trade.

We are especially interested in candidates who have established relationships within the South Florida subcontractor community and understand local labor, material, and construction costs.
