Assistant Community Manager

It’s the first week of August at The Parlor, and every bed on the property needs to turn in roughly 72 hours. Your punch list isn’t a list anymore. It’s a war room. That’s the heartbeat of student housing, and this role sits right at the center of it. The Role The Scion Group is hiring an Assistant Community Manager (titled internally as Assistant General Manager) for The Parlor, their student housing community in San Marcos, Texas. This is a full-scope operations role. You’ll work alongside the General Manager on financial performance, resident accounts, leasing activity, and facilities. When the GM is out, you’re running the asset. On the financial side, your benchmark is clear: delinquency below 2% at month end. You’ll manage accounts receivable, post damage charges from quarterly inspections, process final billing at move-out, and assist with month-end reporting and account reconciliation. You’ll also enforce late fee and NSF policies consistently, which matters more than most candidates realize. A student housing property with loose collections practices can see delinquency creep up fast given the transactional nature of the resident base. Leasing and revenue are part of the job too. You’ll manage sales interactions directly and coach your team through them, run weekly market surveys, oversee concessions and promotional materials within budget, and use KPIs to spot trends before they become problems. Traffic-to-lease ratios, occupancy targets, renewal velocity. You’ll be expected to know these numbers and act on them. Facilities and curb appeal fall under your watch as well. That means regular inspections of vacant bed spaces and common areas, coordinating work orders, and keeping the property in a condition that supports both leasing and resident retention. In student housing, the physical condition of a community is a direct sales tool. Annual turn planning is one of the most operationally demanding stretches in this business. You’ll help lead the team through that process, which in student housing means managing hundreds of move-outs and move-ins in a compressed window, all while keeping service quality intact. The properties that hit their occupancy and NOI targets usually have an ACM who treats delinquency as a daily metric, not a month-end cleanup task. Familiarity with the San Marcos market and the Texas State University enrollment cycle is a real advantage here, though not a stated requirement. San Marcos is a competitive student housing market given its enrollment growth trajectory. Knowing how to read concession trends and time lease-up decisions around academic calendars separates good operators from average ones at properties like this.
