Apartment Maintenance Technician Lead

Job Description We are seeking an experienced Lead Maintenance Technician for a 200+ unit apartment community. This is a full-time role with full benefits. Compensation is based on experience. The position is initially temporary (12–18 months) with the possibility of becoming permanent based on business needs. Qualifications: Must live within 30 minutes of the property for on-call rotation HVAC Certification – Required 3–5 years as a Lead Maintenance Technician or 5+ years as a Maintenance Technician at a 200+ unit property Proven leadership and supervisory experience managing 4+ staff Strong skills in plumbing, electrical, HVAC, painting, turnovers , and general repairs Valid driver’s license, auto insurance, and reliable transportation High school diploma or equivalent Ability to meet physical demands, pass background check, and comply with a drug/alcohol-free workplace policy Responsibilities: Lead and supervise the maintenance team while working hands-on Manage and complete work orders, unit turns, and preventative maintenance Perform repairs across multiple trades (HVAC, plumbing, electrical, carpentry, painting) Coordinate vendors, inspections, inventory, and property standards Maintain maintenance logs, safety records, and equipment schedules Participate in on-call rotation and respond to after-hours emergencies Ensure efficient, safe, and high-quality property operations Performance Expectations Timely completion of work orders and unit turns Accurate troubleshooting and repairsEffective inventory and preventative maintenance tracking Clear communication with staff, residents, and corporate teams Consistently well-maintained property condition Skills & Competencies Strong technical and hands-on maintenance expertise Effective problem-solving and decision-making High productivity, attention to detail, and professionalism Ability to lead, train, and hold a team accountable We are an Equal Opportunity Employer (EOE) and maintain a drug/alcohol-free workplace .
