Job Details Location: Trailside Gardens at Alafaya Apartments, Oviedo, FL 32765 | Position Type: Full Time | 30-40 hours per week | Hourly Salary: $21.00 - $24.00 | Travel: up to 25% | Shift: Day (including weekends and on‑call) | Category: Real Estate. Role Overview As a Service Technician, you will support the maintenance and operation of physical assets to ensure resident satisfaction. The role includes diagnosing issues and performing repairs in HVAC, electrical, plumbing, carpentry, dry‑wall, and appliance areas, as well as assisting with apartment make‑readies. You will assist with preventive maintenance and construction or rehabilitation projects for the property, representing the company professionally and consistently. Key Responsibilities Use industry‑specific technology to establish priorities with daily assistance from the Community Manager and Service Manager. Complete maintenance requests, replacements, and upkeep within company standards, including exterior grounds and common areas, performing HVAC repair and assisting with make‑readies as needed. Identify and correct hazardous community conditions and liabilities; report hazards to the Community Manager and Service Manager. Ensure that preventive maintenance programs are followed and documented per company guidelines. Maintain and secure all property‑issued tools. Post notices to vacate and other community communications, if applicable. Share on‑call responsibilities, including inclement weather, with the maintenance team and respond to resident requests per company standards. Understand and comply with Occupational Safety & Health Administration (OSHA) and all other safety requirements; maintain knowledge of federal, state, and local codes and internal policies. Perform other duties as assigned. Qualifications Minimum of two years of general maintenance and safety experience. Intermediate computer skills, including industry‑specific technology required to perform job functions. Regularly performs manual, task‑oriented work under direct supervision. High School diploma is a plus. Required Certifications: EPA Section 608, Type II – HVAC. Provide own industry‑specific hand tools. Physical Requirements Lifting up to 50 pounds. Full range of motion with upper and lower body; continual movement including standing, walking, bending, stooping, crawling, and climbing stairs. Ability to use both hands for frequent grasping and manipulation, push or pull items, and reach overhead. Operation of a motor vehicle onsite, if applicable. Exposure to all weather conditions. Work Schedule Monday‑Friday, with overtime and extended hours as needed; may include on‑call and rotating on‑call duties to meet business requirements. BH is an Equal Employment Opportunity Employer.
