If you have superior attention to detail with outstanding communications skills and enjoy a challenging fast pace environment, Responsibilities: Supervise maintenance staff, janitorial, and groundskeeper personnel. Assist in scheduling approved contractors to perform approved work. Processes, assigns, and tracks maintenance work orders to completion. Completes resident service requests and preventive maintenance tasks as needed. Supervises and assist in the timely reconditioning of vacant units including painting, basic repairs, and cleaning. Ensure property grounds are well-groomed and free of litter and unsightly garbage or clutter. Ensure property grounds are free of weeds and overgrown vegetation. Responsible for supervising and documenting maintenance training program. Directs preventive maintenance programs including preparing property for third-party inspections. Performs after-hours, weekend, and holiday on-call duties. Maintain inventory and purchases maintenance supplies as necessary, subject to Site Managers approval. Snow removal including salting of main roads, walkways, and parking areas throughout community. (Where Applicable) Responsible for supervising and documenting maintenance training program. Reports directly to the Site Manager regarding all facets of maintenance-related work. Job Requirements: Working knowledge of basic maintenance concepts (plumbing, repair, etc.). Basic knowledge of commercial/small grounds equipment and supplies. Must have own tools. Manage inventory and supplies with basic budget experience preferred. Understanding of employee management including motivating and directing maintenance staff. Strict adherence to budgetary guidelines and ability to prioritize work orders and projects based on need. High degree of troubleshooting and problem solving. Proficiency with Paycom software and Microsoft Office suite preferred. Experience with RealPage OneSite preferred. Demonstrated track record regarding work attendance and reporting to work timely. Must be able to tolerate in/outdoor work year-round. Adhere to Federal Fair Housing Laws.
