Director / VP of Property ManagementBuild the Platform. Lead the Growth. Own the Results.A growing owner-operator is bringing property management in-house and seeking a high-impact Director or VP of Property Management to build and lead the platform.The portfolio currently includes ~600 units, with a clear path to scale to 2,000+ units over the next 2–3 years.This is a true player–coach opportunity for a hands-on operator who wants to build something meaningful — not just inherit an existing structure.The OpportunityIn the early phase, you will:Design and build the internal property management infrastructure (systems, KPIs, SOPs, staffing model)Lead the transition from third-party to in-house managementDirectly oversee Property Managers and on-site teamsDrive operational performance and own portfolio NOIEstablish reporting standards and financial accountabilityAs the portfolio scales beyond ~1,000 units, you will:Hire and develop Regional Manager(s)Transition into a more strategic leadership roleBuild the team and structure to support 2,000+ unitsThis is an opportunity to run 650 units today and build the platform for 2,000+ tomorrow.Ideal BackgroundExperience scaling a portfolio from ~500–1,000 units to 1,500+Proven experience building structure/platforms — not just operating within oneFull portfolio P&L responsibilityStrong operational and financial acumen (occupancy, delinquency, expenses, turns)Experience reviewing T12s, budgets, and variance analysisBackground with a growing owner-operator or entrepreneurial firm preferredTypically 10+ years of experience at the Regional VP, Director, or VP level of Property ManagementCritical TraitsEntrepreneurial mindset; comfortable building from the ground upWilling to be hands-on and "in the weeds" for the first 12–24 monthsStrong communicator across on-site teams, leadership, and ownershipProven ability to manage large, multi-site teams with clear accountabilityStrong project management skills in a fast-growth environmentClear understanding of the distinction between property management and asset management — and ability to align operations with ownership objectivesThis is an opportunity for a builder/operator who wants real ownership, visibility with leadership, and the ability to shape a growing platform from the ground up.If you've scaled portfolios before — and want to do it again with more impact — let's connect.
