Maintenance Technician III

Summary: The Maintenance Technician 3 operates and maintains equipment and facilities at a specific apartment community, including maintenance of individual units. Responsibilities include timely and quality maintenance, inventory control, member satisfaction, safety, and program documentation.The Maintenance Technician 3 meets goals and key performance indicators (KPIs) focused on NOI, occupancy, repair ticket and unit repair solutions, member satisfaction, safety, and customer service response time to maximize property performance and support to members.Essential Job Duties are performed in strict adherence to Maiker standards, policies, procedures, and to local, State and Federal laws and regulations. Other duties may be assigned as directed by Maintenance Supervisor and/or Community Manager. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.MaintenanceImplement and schedule preventative maintenance program for property, buildings and unitsPerform preventative maintenance assigned work ordersPerform electrical, plumbing, and general carpentry workRecommend necessary non-routine maintenance repairs and property improvementsMaintain and control parts and supply inventory, keeping accurate records regarding materials used and inventory replacement needsPerform work in a timely manner resulting in quality work and sound service performanceSupervise vendors as requestedAssist in timely snow shoveling, plowing, de-icing and removal on weekends and holidaysParticipate in scheduled 24-hour on-call maintenance service with the expectation of reporting to a call within 30 minutes including holidaysAssist with preparation for HUD, CHFA, Annual and City inspections on propertyFill in for the Maintenance Supervisor when they are not onsiteSafety ManagementFollow Emergency Procedures Plan for the propertyMaintain appropriate SDS sheets for all chemicals used on-siteUnderstand Chemical Safety Instructions and the Safety Data Sheets (SDS)Ensure all chemicals received and in stock have instructions and SDS sheetsMaintain and replace any missing or needed SDS reports in the SDS manualInspect property, shop, and tools for unsafe conditions and take corrective actions promptlyEnsure community is clean, safe, sanitary and meets all quality standardsMaintain excellent curb appeal, clean grounds, and clean, neat amenitiesParticipate in staff and safety meetingsMember SatisfactionSupport members to resolve issues, involve Community Manager, as needed, for timely resolutionInteract with residents and coworkers in a courteous and professional mannerEducation and ExperienceHigh School diploma, GED, or 1 year certificate from college or technical school3-5 years related experience and/or training or equivalent combination of education/experience1-3 years of on-site multifamily maintenance experience preferredWorking knowledge of Order Processing Systems and Yardi Property Management softwareHVAC/EPA 608 certification, CPO, designations from the AAMD preferredCertification in one or more of the following trades: electrical, plumbing, appliance repair, Boiler/heating/HVAC, or related fieldExperience with budgeting and property cost control preferredBilingual in Spanish/English preferredValid driver’s license and auto insuranceKnowledge and SkillsExcellent customer service skills, sensitive to customer needsExcellent organizing and planning skills with ability to manage multiple projects and prioritiesDemonstrates exceptional teamworkDetailed, accurate, and consistently meets deadlinesUnderstands and masters the technical skills and tasks, shares technical expertise with othersDefines problems, collects data, establishes facts, and draws valid conclusionsDemonstrates ability to solve practical problems and exhibits sound and accurate judgmentPromotes mutual respect, keeps workplace clean and safe, supports safety programsReads and interprets documents such as safety rules, operating and maintenance instructions,and procedure manualsWrites routine reports and correspondenceFlexible and open to new ideas and responsibilities, handles pressure, adjusts to changing needsPhysical Requirements and Working ConditionsStand and walk on hard surfaces, and go up and down stairsUse hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawlReach to shoulder level and above, and bend at the hips and kneesTalk and hear and occasionally sit, taste, or smellLift and/or move up to 25 lbs., frequently lift and/or move up to 50 lbs., and occasionally lift and/or move up to 100 lbs.Specific vision abilities include close vision, distance vision, color vision, peripheral vision, and depth perceptionWhile performing the duties of this job, the employee is regularly exposed to:fumes or airborne particles, toxic or caustic chemicals, risk of electric shock, and working near moving mechanical partsoutdoor weather conditions, and wet or humid conditions (non-weather)Employee is occasionally assigned to work in high, precarious places and work with explosivesThe noise level in the work environment is usually moderate #J-18808-Ljbffr
