What We Are Looking For: We are seeking a Community Manager to oversee the operations and management of our affordable apartment community at Turnagain Apartments in Fallbrook, CA . As the Community Manager, you will play a critical role in maintaining high standards of resident satisfaction, apartment maintenance, marketing and financial performance for this affordable property. Position Details: Full‑time position with full benefits. Pay range: $25.00 – $27.00 per hour, plus a 3‑bedroom, 2‑bathroom unit (on‑site living required). Key Responsibilities Oversee daily operations of the affordable multi‑family apartment community, ensuring a safe, well‑maintained, welcoming environment. Lead, mentor, and supervise on‑site staff, guiding customer service, leasing, and resident relations to ensure smooth community operations. Manage the leasing process, including marketing available units, conducting tours, processing applications, and executing leases. Create and maintain budgets, prepare monthly financial reports, and monitor expenditures to ensure financial performance. Conduct regular interior and exterior inspections to maintain community upkeep and compliance with company and regulatory standards. Administer resident programs and services to build a strong community and maintain high resident satisfaction. Oversee renovations, including interior and exterior updates, ensuring projects are completed on time and within budget. Ensure compliance with housing regulations. Handle resident concerns and complaints professionally, striving for prompt and fair resolution. Prepare and submit annual operating budgets and conduct quarterly budget reviews. Maintain records for all resident transactions, including move‑ins, move‑outs, rent collections, and renewals. Foster a team‑oriented environment, working closely with corporate leadership and staff to achieve community goals. Perform business duties such as bank deposits, community supplies, competitive analysis of neighboring communities, and other assigned tasks. Who You Are 2–3 years of property management experience, specifically supervising and managing affordable apartment communities. Experience with affordable properties, Low Income Housing Tax Credit (LIHTC), and Section 8 is required. Hands‑on experience overseeing daily operations of a multi‑family community, with strong leadership skills. Strong understanding of financial reporting, budgeting, and rent collections specific to apartment communities. Proficient with property management software such as Yardi and/or MRI, particularly in managing records and financials. Excellent communication skills (verbal and written), able to engage residents, staff, and vendors effectively. Strong organizational skills and attention to detail when managing operations. Passionate about delivering top‑tier customer service and fostering a positive community for residents. Physically able to lift up to 25 pounds.
