Job Title Maintenance Technician III Job Description The Maintenance Technician III is responsible for performing a wide range of maintenance and repair tasks, focusing on HVAC systems, plumbing, electrical work, and general repairs. The role requires strong communication skills, exceptional customer service, and the ability to manage and complete service requests efficiently while maintaining a clean and safe work environment. A work van is provided; a valid driver’s license is required. Responsibilities Communicate clearly, compassionately, and with empathy when speaking with team members, residents, and vendors. Provide exceptional customer service during interactions with team members, residents, and vendors. Coordinate with the Assistant Maintenance Manager – Tech (AMM‑T) and/or Centralized Maintenance Coordinator (CMC) to prioritize tasks throughout the day. Respond to and complete service requests in a professional and timely manner. Maintain a clean and safe work environment consistently. Repair HVAC systems, including diagnosis, troubleshooting, cleaning, component replacement, refrigerant handling, electrical connections, ductwork, and resident education. Perform minor plumbing repairs such as replacing faucets, sinks, toilets, water heaters, and clearing drain lines. Conduct minor electrical repairs and replacements, including outlets, switches, breakers, GFCIs, and light fixtures. Replace hardware on doors, windows, and cabinets (doorknobs, hinges, locksets, windows, blinds, etc.). Repair minor structural and cosmetic issues such as caulking, grouting, baseboards, trim, and painting. Accurately fill out timesheets and enter all required data into work orders correctly. Utilize technology (work order system, inventory tracking, company vehicles) to drive productivity and continuous maintenance service improvement. Qualifications Skilled in installation, troubleshooting, and repair of HVAC, plumbing, electrical, and related systems. Experience leveraging technology such as laptop, iPad, and iPhone for field operations. Ability to work on‑call and overtime hours as needed. Effective written and verbal communication with team members, residents, and vendors. Works safely, wearing personal protective equipment (PPE). Minimum Requirements EPA 608 Certification for Refrigerant Management (Type II or Universal). High school diploma or GED. Five (5) years of maintenance or construction background. Daily travel between properties. Ability to work in environmentally and physically challenging conditions. Ability to lift objects weighing 50 lbs or more regularly. Effective verbal and written communication skills. Physical Demands Frequent required sitting, talking, and hearing. Regularly required to stand, move, use hands and arms, reach, push, pull, twist, stoop, kneel, squat, bend, crouch, climb stairs and ladders. Regularly lift, carry, and move up to 50 pounds. Requires vision for close and distance tasks. When driving a company‑provided vehicle, coordination of hands and feet, vision, and hearing is needed for safe operation. #J-18808-Ljbffr
