Maintenance Supervisor

Build and lead a high-performing maintenance team, fostering professionalism, teamwork, and accountability Provide ongoing training, supervision, and mentorship to maintenance staff Promote a culture of safety, quality workmanship, and exceptional service Ensure timely and professional response to all service requests Oversee HVAC, plumbing, fire protection, and general building repairs Implement and manage preventive maintenance and safety programs Conduct inspections of buildings, units, common areas, and grounds Maintain mechanical systems and equipment, including boilers, water heaters, and HVAC units Respond to emergencies and participate in emergency preparedness planning Supervise and support unit turns Coordinate and oversee vendor and contractor work; obtain bids and negotiate pricing when needed Complete and maintain work order documentation and inspection reports Support the General Manager in maintaining occupancy and collections above 99% Assist with property and capital budgets Identify and implement cost-saving and revenue-generating initiatives Track maintenance spending against budget goals Partner with the Regional Facilities Manager on capital projects and long-term maintenance planning Foster resident relationships through timely service and proactive communication Report resident issues to the General Manager Build relationships with university partners, local officials, neighbors, and vendors Represent Campus Life & Style's brand and culture Requirements EPA 608 / HVAC Certification required Proficient in basic building systems, including HVAC, electrical, and plumbing Experience with Make Ready processes and unit turnover Familiar with building automation systems and life safety systems Proficient in Microsoft Outlook, Word, and Excel Experience using property management platforms, preferably Entrata Working knowledge of Fair Housing Laws, EEO Laws, and
