(USA) Senior Manager, Portfolio Management

**Position Summary...**
**What you'll do...**
This role will enable the productivity of business across the company. This role will engage with all levels of the company to identify space needs, align those needs with our workplace guidelines, then implement the solution.
Occupancy Planning is part of the broader Workplace Experience, ensuring a wholistic associate experience across Walmart's office locations.
**What you'll do:**
+ Strategize with business units and People team representatives to ensure business unit objectives are aligned with real estate objectives
+ Understand, forecast, and anticipate physical facility requirements and related service needs, as articulated by business units representatives.
+ Accountable for development of framing documentation and business cases to accurately and comprehensively articulate planned or emergent business group headcount and special use requirements
+ Facilitate and assist in obtaining appropriate business unit management and internal Real Estate approval of project options and/or costs
+ Manage execution of projects and approved occupancy plans across stakeholder groups aligning business group objectives with established portfolio optimization criteria, within approved timelines and expectations
+ Be accountable to the client business units for the creation, approval, and execution of all stack planning activities
+ Ensure and facilitate excellent communications with clients and stakeholders, maintain and share all relevant information and/or lessons learned
+ Employ a systematic approach on occupant satisfaction at both the business unit and service delivery levels
+ Ensure continuous process improvement programs are in place, cost savings opportunities are identified and implemented
+ Assure representation and alignment with the established space governance model and guidelines
+ Lead cross team projects to ensure regional and business alignment on key strategic Corporate Real Estate initiatives.
+ Maintain strong peer connections and alignment with People, Tech, Procurement, Legal, and Finance.

Live Better U is a Walmart-paid education benefit program for full-time and part-time associates in Walmart and Sam's Club facilities. Programs range from high school completion to bachelor's degrees, including English Language Learning and short-form certificates. Tuition, books, and fees are completely paid for by Walmart.
Eligibility requirements apply to some benefits and may depend on your job classification and length of employment. Benefits are subject to change and may be subject to a specific plan or program terms.

The annual salary range for this position is $80,000.00-$155,000.00
Additional compensation includes annual or quarterly performance bonuses.

Bachelor's degree in Real Estate or related field and 3 years' experience in real estate, retail development, tenant representation, or related area
OR 5 years' experience in real estate, retail development, tenant representation, or related area.
2 years' experience in property management.
