POSITION OVERVIEW

Action Elevator is seeking an experienced Modernization Project Manager to lead project execution, customer relationships, and financial performance across the greater Washington DC region.

This is a customer-focused and P&L-driven role , responsible for managing projects from award through closeout. The Project Manager owns schedule, cost, contract execution, and customer experience, ensuring projects are delivered on time, within budget, and in alignment with company standards.

The Modernization Project Manager plays a critical role in driving customer satisfaction, project profitability, and operational alignment with field teams.

KEY RESPONSIBILITIES

Project Ownership & Financial Performance

• Own full P&L responsibility for assigned modernization projects
• Ensure projects are delivered within budget, schedule, and contractual requirements
• Drive project efficiency and profitability through proactive management

Customer & Contract Management

• Serve as the primary point of contact for customers from award through closeout
• Maintain project schedules and conduct regular customer meetings with documented updates
• Identify, communicate, and execute change orders for all out-of-scope work
• Ensure all work performed aligns with contract documents and customer expectations

Project Planning & Execution

• Partner with Sales to review and onboard projects into ERP within one week of award
• Develop and manage internal and external project execution plans
• Ensure timely completion of site surveys and vendor coordination

Material & Vendor Management

• Coordinate with vendors for submittals, approvals, and material ordering
• Track material schedules and delivery timelines to support field execution
• Partner with Warehouse and Field teams to ensure efficient staging and logistics
• Resolve material or quality issues in coordination with vendors and field teams

Field Coordination

• Work closely with Superintendents to track project progress and percent complete
• Align field execution with project schedule and material availability
• Support issue resolution to maintain job productivity and timeline

Billing & Financial Controls

• Ensure timely invoicing (AIA) and cash collection aligned with contract terms
• Support monthly and quarterly cost-to-complete forecasting
• Partner with Finance and leadership on project financial performance

Project Closeout & Handover

• Ensure smooth and complete project closeout process
• Deliver high-quality turnover to both the customer and Action Elevator Service Team

QUALIFICATIONS

• BS/AS degree in Engineering, Business, or related field or equivalent experience
• Minimum 5+ years in the elevator industry or related construction/building systems field
• Strong project management experience in modernization or construction environments
• Ability to read and interpret blueprints and technical drawings
• Excellent communication, organization, and problem-solving skills
• Proficiency in Microsoft Office (Excel, Word, Outlook) and Project
• Experience with FieldBoss ERP or similar systems is a plus
