Maintenance Lead

Position Summary & Primary Responsibilities

The Maintenance Lead is responsible for leading and supervising the maintenance team within an assigned region, ensuring work is completed safely, efficiently, and in accordance with company standards. This role is accountable for driving key performance indicators (KPIs), delivering exceptional customer service, maintaining positive relationships with property owners and residents, and supporting the overall operational success of the portfolio.

In addition to providing leadership and oversight of maintenance operations, the Maintenance Lead actively participates in the completion of work orders, preventive maintenance activities, unit turnovers, and the on-call rotation. This position serves as a key partner to the Regional Facilities Director in maintaining property assets, developing maintenance staff, ensuring regulatory compliance, and promoting a safe and well-maintained living environment.

Primary Responsibilities
  • Complete maintenance requests in a timely manner, including hands-on building repairs and general asset upkeep, representing approximately 70% of total work hours.
  • Partner with the Regional Facilities Director to ensure exterior grounds are maintained to company standards. Assist with grounds-related work as needed through direct performance or delegation to maintenance staff.
  • Directly supervise the assigned maintenance team, including performance management, timecard and payroll processing, staff meeting facilitation, and collaboration with the Regional Facilities Director and Human Resources to address employee concerns.
  • Mentor, train, and provide ongoing guidance to maintenance staff while making recommendations for maintenance training and development opportunities to the Vice President of Maintenance.
  • Monitor incoming work orders to ensure high-priority requests are completed promptly, team resources are utilized effectively, and outside vendors are engaged when necessary.
  • Oversee the timely and thorough preparation of vacant units for new residents, including painting, cleaning, carpet shampooing, and repair work.
  • Maintain adequate inventory levels of maintenance supplies, including the use of a company credit card for approved purchases. Ensure all credit card transactions are reconciled accurately and submitted on time each month.
  • Prepare for and participate in property inspections throughout the assigned region. Serve as a maintenance resource for property owners during site visits and respond to maintenance-related inquiries.
  • Perform emergency repairs and respond to after-hours maintenance needs in accordance with the on-call maintenance schedule.
  • Report all maintenance, operational, and safety concerns to the Regional Facilities Director in a timely manner.
  • Utilize company technology platforms to accurately track completed work, follow-up actions, and additional resource requirements.
  • Perform other duties as assigned.
Education & Experience
  • Demonstrated experience in all phases of building maintenance, including but not limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventive maintenance.
  • Minimum of five (5) years of apartment maintenance experience preferred.
  • Certified Maintenance & Reliability Technician (CMRT) certification preferred.
  • NSPIRE Certification required.
  • Second Class Boilers License required.
Knowledge, Skills & Abilities
  • Excellent time management and organizational skills.
  • Proven ability to effectively lead, motivate, and develop a maintenance team.
  • Strong interpersonal and communication skills, with the ability to interact professionally with residents, property owners, vendors, and colleagues.
  • Sound judgment and effective problem-solving abilities.
  • Ability to work independently while also contributing successfully within a team environment.
  • Commitment to continuous learning and the development of skills across multiple maintenance disciplines.
  • Proficiency with technology and the ability to quickly learn new software platforms and systems.
  • Exceptional customer service skills with a resident-focused mindset.
  • Ability to prioritize competing demands and effectively manage multiple projects and responsibilities.
  • Knowledge of applicable building, safety, and housing regulations.
