Job Overview Project Lead is the key point person on a team working under the direction of the Project Manager or Project Executive to deliver a project. The Project Lead will apply strong design and technical abilities and professional experience. The role involves programming, preparation of design and construction documents, independent leadership in creating schematic, design development, contract documents, Revit and Sketch‑Up modeling, renderings, and construction administration. The Project Lead is responsible for all technical and design aspects of projects, including investigation, evaluation, and development of design solutions, coordinating with consultants, internal and external team members, and managing construction documentation. The role supports QA/QC review and assists the Project Manager. The Project Lead creates, reviews, and approves concept design options, assigns tasks to team members, maintains the project schedule, and mentors junior staff. Responsibilities Strong experience and demonstrated proficiency in all design phases, including at least five completed projects from schematic to construction administration. Experience organizing and assembling construction documents; proven technical skills in detailing. Superb communication skills with consultants, clients, and contractors; experience coordinating debriefs of consulting engineers. Technically skilled; strong experience using Revit, 3‑D modeling software, and BIM proficiency. Strong organizational, teamwork, collaborative, and mentoring skills. Ability to run internal meetings, consultant meetings, and prepare and coordinate required project presentations. Actively involved in business development opportunities. Emerging leader in the company. Design Independently develop design studies, concepts, and sketches for approval with the Project Manager or Project Executive. Independently prepare documentation for schematic and design development. Exercise creative judgment and design skills in preparing client presentation materials, including design sketches, renderings, models and graphics. Committed to key firm principles including strong communication, teamwork, excellence in design, quality control, and sustainability. Technical Prepare accurate, coordinated, and complete contract documents including plans, details, sections, elevations, and schedules (minimum of 5 sets). Oversee amendments, addenda, and bulletins as required supporting the project manager. Lead and prepare revisions and technical alternatives for review by the Project Manager. Perform tasks in accordance with the C3S Project Delivery Manual. Management Organize, plan, and execute tasks independently. Understand project workflow, scheduling, and project management. Manage the work of project consultants, including document review, communications, and coordination efforts. Coordinate project work with QA/QC program. Coordinate and manage the work of others on the project team. Demonstrate a strong overall leadership role on projects. Maintain ongoing, positive and proactive relationships with clients and consultants. Experience and Additional Qualifications Expert understanding of architectural and/or interior design principles and theory associated with project design and construction materials and methods. Demonstrated strength in effective verbal and written communication skills. Ability to work collaboratively and demonstrate a professional work ethic. NCIDQ, ARE, or LEED certification. Ongoing professional growth in the design and construction industry. A valid, unrestricted driver’s license and a suitable driving record.
