Senior Project Manager

Grand Reserve Puerto Rico is seeking a driven and detail-oriented Senior Project Manager to manage day-to-day construction operations across active development phases at this landmark luxury resort community. Reporting directly to the Head of Construction, this role is central to keeping multiple simultaneous scopes — from residential units and the Beach Club and future amenity builds — on schedule, on budget, and on standard. The ideal candidate has managed complex luxury projects in challenging environments, knows how to drive accountability across large contractor teams, and can communicate with equal fluency in the field and in the boardroom. KEY RESPONSIBILITIES Project Operations Manage day-to-day construction activities across assigned project scopes, ensuring field teams execute to approved plans, specifications, and schedules. Develop and maintain detailed project schedules; track progress, flag delays, and implement recovery plans in coordination with the Head of Construction. Coordinate the sequencing and logistics of multiple concurrent scopes across residential buildings, amenity facilities, and infrastructure works. Contractor & Subcontractor Management Manage general contractors and subcontractors on a daily basis, including attendance at OAC meetings, coordination of RFIs, submittals, and change orders. Review and approve contractor pay applications against actual progress; flag discrepancies for resolution with the Head of Construction. Maintain updated procurement logs, submittal registers, and RFI trackers for all active scopes. Quality Control Conduct regular field inspections to verify work quality, specification compliance, and conformance with approved submittals. Issue and track deficiency logs; ensure all punch list and closeout items are resolved before handover milestones. Coordinate third-party testing and inspection services as required by the project specifications. Budget & Reporting Track project costs against approved budgets at a line-item level; flag cost trends and variances in weekly reports to the Head of Construction. Prepare and distribute clear weekly project status reports covering schedule, budget, quality, safety, and open issues. Maintain organized project documentation including contracts, submittals, RFIs, change orders, meeting minutes, and inspection records. Support the permitting and inspections process in coordination with OGPe, municipal authorities, and third-party inspectors. Ensure construction activities comply with approved permits, environmental conditions, and all applicable safety regulations. Monitor compliance with local content and workforce requirements under Act 74 and Act 60 concession agreements. QUALIFICATIONS Required 5+ years of construction project management experience, with at least 4 years on luxury residential, resort, or high-end hospitality projects. Experience managing projects with values of $15M or greater, including active management of GC and subcontractor relationships. Proficiency in Procore (required), with working knowledge of scheduling tools (MS Project, Primavera P6, or equivalent). Strong understanding of construction documents, specifications, and contract administration. Bilingual fluency in English and Spanish. Bachelor's degree in construction management, Civil Engineering, Architecture, or related field. Professional License is required properly. Preferred Experience working on construction projects in Puerto Rico, including familiarity with OGPe permitting and local subcontractor markets. Experience on phased luxury development programs with simultaneous delivery of multiple building types. Knowledge of tropical/coastal construction methods and hurricane-resistant building standards.
