The Division Leader role is a critical relationship and accountability bridge between KWRI and both the Company Operated Regions (COR) and the Non-Company Operated Regions (NCOR). This position drives Keller Williams’ growth and culture in the assigned division through accountability, leadership and relationships. If you're ready to join an award-winning team that champions bold innovation, puts people and service at the heart of business, and empowers you to make a real impact, then Keller Williams is where you belong. 2026 & 2025 Best Places to Work (Glassdoor) 2025 America's Most Admired Workplaces (Newsweek) 2025 Top Franchises for Women (Franchise Business Review) 2025 Best-Led Companies (Glassdoor) Responsibilities Accountability for Regional Development Annually: Work with Growth Leadership to establish region’s annual goals (or establish development 5 year development schedule as applicable), Value Gap and Competitor Analysis, GPS, Regional Training Calendars & COR employee annual performance reviews Quarterly: Attend and assist in planning in-person Regional Leadership Meetings, Annual Goals & GPS Reviews, MC Performance Reviews Monthly: Review Regional MYT, Launch Pipeline (MCs, BCs, IMAOs, Indies), Compliance Concerns, MC Vacancies, 1:1 NCOR RDs, 1:1 NCOR ROPs, host a Division all ROP/RD Call Weekly: Review RD 411s and Gross/Net/Profit Projections, 1:1 COR RDs Daily: Support region as needed Review market center launch application and recommend approval/changes/rejection Conduct regional site visits for icon recruiting, trainings, regional events and key new MC launches as needed Visit each division region a minimum of two times per year Support region recruiting efforts & activities Review market trends with regional leadership and share insights with Growth leadership Align regional activities with KWRI key deliverables Work with COR RD to manage COR budget Help region assess and address emerging and existing franchise matters Ensure Growth Leadership Team timely receives updates on franchise matters Support market center profitability initiatives (a top KWRI priority) Leadership Development Support leadership development in the division (regions and MCs), including topgrading and succession plans Recruit, select and career vision regional director candidates Conduct annual performance reviews for COR RDs, along with other direct supervisor responsibilities Support leadership development in the region (training, coaching, mentorship opportunities) Identify opportunities to recognize talent & achievement Ensure region leadership is aware of relevant KWRI and industry news Qualifications Education Bachelor’s degree in Business Administration, Real Estate, Finance, Management, or Organizational Leadership. Experience & Track Record Senior Leadership: Minimum of fifteen (15) years of executive-level leadership experience in real estate, franchising, or multi-unit operations. KW Ecosystem Expertise: Proven track record as a successful Keller Williams Regional Director, Regional Operating Partner, or high-performing Mega Market Center Operating Principal. Growth Metrics: Documented success in driving regional growth, profitable franchise operations, and large-scale recruitment. Financial Acumen: Direct experience managing multi-million dollar regional budgets, P&L statements, and executing profitability initiatives. Analysis and Strategy KW Models: Mastery of Keller Williams models, tools, and systems (including GPS, 411, Career Visioning, and Economic Models). Strategic Planning: Ability to build 5-year development schedules, value gaps, and competitor analyses. Franchise Governance: Deep understanding of franchise compliance, market center launch pipelines, and risk management. Market Analysis: Strong capability to interpret macroeconomic real estate trends and translate them into growth strategies. Leadership & Relationship Dynamics Executive Presence: Ability to command respect and build high-trust relationships with both COR (Company Operated) and NCOR (Non-Company Operated) stakeholders. Topgrading & Talent Hunting: Expert-level skill in Career Visioning, topgrading, succession planning, and recruiting elite industry talent. Accountability Coaching: Proven success coaching high-level executives (RDs and ROPs) through rigorous weekly, monthly, and quarterly accountability frameworks. Travel & Logistics Mobility: Willingness and ability to travel frequently (minimum 30–40%) for regional site visits, icon recruiting events, and KWRI corporate meetings.
